Making An Offer
When making an offer, whilst negotiating the price is very important, it is equally important the broker is aware of you position, whether you are paying with 1 Cheque, 2 Cheques/or more, when you would like to move in, and if there is anything to be included in your offer as part of fixtures and fittings. The reason for this, when the broker makes an offer to the landlord on your behalf it will only add weight to the offer highlighting why you are moving and how quickly you can move. A good broker will ask these questions.
The Paperwork
Once you have agreed an offer, the brokerage will ask for a 5% deposit made payable to the owner of the property as a form of commitment to secure the property. A tenancy contract will be drawn up with both landlord and tenants name and passport numbers clearly stated. The tenancy contract is signed by landlord, tenant and the brokering agent to witness the agreement.
Moving In
As soon as the landlord has cleared funds and both parties have signed a tenancy contract, the landlord will then provide any keys and fobs to gain access to the property ready to move-in.
