Where can you rent affordable apartments in Dubai?

Finally made the move to Dubai?

That’s great, but now comes the tough part - searching for an apartment (although, if you search for one with us, we make the process quick and easy!)

Did you find one too many potential homes that you liked? Technically, who wouldn’t since Dubai is abundant in stunning properties and is an architectural marvel when it comes to building extravagant developments? But with those premium amenities come premium charges, so have you been finding it hard to rent affordable apartments in Dubai?

Fear not, as we’ve worked on the ultimate list of affordable communities that are within and outside the mainland with close access to public transportation hubs. So, let’s get right into it…

Jumeirah Lake Towers (JLT)

Possibly known as one of Dubai’s most popular communities, and also one of the most affordable. JLT sits in the middle of Sheikh Zayed Road and Al Khail Road, split into 26 clusters which are divided by the alphabets, featuring three towers in each cluster, all 26 clusters come together with three lakes in the middle.

Perfect for outdoor enthusiasts and families, this community features a walking track around the lake, seating areas, restaurants, numerous retail outlets, nurseries, salons and parks all throughout the community making it widely accessible for residents.

The major attraction points are the affordability, two convenient metro stations, a golf course view and direct access to Dubai Marina Mall.

Apartments range up to five bedrooms here, and for a studio space, you would expect to pay AED 45,000 and up. One-beds range from AED 60,000 and up according to Allsopp & Allsopp’s DataHub.

Remraam

If you are thinking of a beautifully landscaped community filled with greenery for you to enjoy the outdoors - Remraam is definitely the place for you.

Set in the heart of Dubailand, this community is ideal for families, offering spacious apartments ranging from three bedrooms with top-notch facilities.

Residents enjoy access to amenities such as retail outlets, shopping malls, leisure areas, a gymnasium, and a swimming pool. It is also conveniently located by Emirates Road (611) and opposite Mudon Community and Golf City, boasting excellent connectivity to prominent landmarks like Trump International Golf Club and Dubai Autodrome.

In Remraam, rent prices start at AED 40,000 annually for a one-bedroom going up to AED 85,000 on average for a three-bedroom according to our DataHub.

Dubai Sports City

If you are a sporty enthusiast or love a game or two with friends and family, the Sports City community is perfect for you.

Featuring a cricket stadium, multiple football stadiums, workout hubs, fitness studios and more - this spot is quite affordable for young individuals moving to Dubai. Given it also sits right on Sheikh Mohammed bin Zayed Road, it's quite convenient too.

Home to the headquarters of the International Cricket Council (ICC), there are also studios to three-bedroom apartments in this community, starting at price points of AED 35,000 for studios, and going up to AED 85,000 for three-bedrooms annually.

Dubai Studio City

Tucked away in the south corner of Dubai, Studio City is a fairly new community in Dubai and is home to a wide range of film studios, TV and radio stations, and is home to many affordable apartments in Dubai.

While Studio City is still directly on Dubai’s mainland, it has a great range of apartments and villa complexes that are perfect for individuals, couples and small families. It has a range of restaurants and supermarkets conveniently located around the community, is in close proximity to community centres and is a stone’s throw away from the Dubai Hills Mall.

Apartments in Studio City start at AED 45,000 onward for a studio apartment annually and AED 55,000 for a one-bedroom apartment annually.

Motor City

Motor City is the next-door neighbour of Studio City and is home to newer apartment and villa complexes.

Nestled right by Sheikh Mohammed bin Zayed Road and Al Khail Road, this convenient community is home to multiple offices, an Autodrome, a mini-mall, restaurants and multiple retail outlets.

Known as the community with some of the most affordable apartments in Dubai, it has a wider range of apartments than villas, which is great for young adults and smaller families. The community is also home to multiple schools and nurseries.

Apartments in Motor City can start at AED 50,000 while one-bedroom apartments rent at AED 68,000 onwards annually. You can browse the different properties and recent transactions on our DataHub.

Jumeirah Village Circle

This might just be Dubai’s most sought-after community and here’s why - Jumeirah Village Circle is right beside Al Khail Road, home to some of Dubai’s best hotels, nightlife hubs, and restaurants and has a large community centre - Circle Mall.

The community also has very affordable apartments in Dubai and is perfect for young individuals and small families, since it is home to many nurseries, schools and offices within a 1-2 km radius.

Apartments can start at AED 40,000 onwards for studios in Jumeirah Village Circle and AED 65,000 onwards for one-bedroom apartments annually.

This community is one of the most popular transacting communities for apartments in Dubai, and according to our DataHub, we note a minimum of 25 rental transactions on a daily basis.

Town Square

Struck along the lines of Al Qudra road, this recent development is a small little city within itself with 13 different communities around, from apartments, townhouses and villas and hosts a large string of amenities, stores, restaurants and nurseries.

Town Square has several properties ranging from one to four bedrooms.

The community is known to be highly affordable and is also home to multiple families and young couples, which is highly attractive as the community has nurseries and schools within a 2km driving distance. To make things easier, Al Khail Road is directly accessible from Town Square and is just a few minutes from Dubai Hills Mall.

Apartments go on rent from AED 48,000 for a one-bedroom apartment and can span all the way up to AED 165,000 for a villa within the community for four bedrooms.

Al Furjan

Al Furjan sits right by Discovery Gardens and is known for its metropolitan vibe, and affordability.

Popular amongst all kinds of crowds, the community is home to apartments, townhouses and villas ranging from studios to four-bedrooms.

Since the community is right by Sheikh Zayed Road, it is highly accessible with its own metro line, and two bus stations. The community also houses multiple clinics, nurseries, retail outlets, salons, and other facilities for residents.

Apartments begin renting at AED 40,000 for a studio space, while one-bedrooms fare at AED 65,000 and higher up.

Discovery Gardens

Sitting at the corner of Jebel Ali, Discovery Gardens is home to many retail outlets, restaurants, schools, nurseries and businesses. This community has been significant in Dubai for many years now, being known as an affordable community. It also has its own metro line and bus line being convenient for those who use public transport.

What makes this community even far more attractive is the close distance to malls like Ibn Battuta and Festival Plaza. It is also accessible to the Tolerance Corridor where residents can find multiple worship centres such as the Sikh Gurudwara, Hindu Temple, St. Mary’s Church and more.

Discovery Gardens has apartments within the range of AED 34,000 for a studio or AED 55,000 for a one-bedroom apartment, and has apartments going up to four bedrooms, making it an ideal community for small families too.
