Everything you need to know about Investor Visas in Dubai

If you purchase or already own a property in Dubai without finance for a minimum of 750,000 AED, or if you have a property with finance that you have at least 750,000 AED equity that your bank will confirm, you can apply for an Investor Visa valid for 3 years which is renewable provided you maintain the eligibility criteria.

If you purchase or already own properties in Dubai without finance with a combined value of at least 2,000,000 AED, or if you have a property with finance that you have at least 2,000,000 AED in equity that your bank will confirm, you can apply for an Investor Visa valid for 5 years renewable provided you maintain the eligibility criteria.

Furthermore, in both instances, if you, as the property owner are able to obtain an investor visa, then you can also apply to sponsor your immediate family; husband or wife, children, and in some cases your parents.

Below are the different visas, the eligibility for each, and the required documentation:

3 Year Investor Visa

Eligibility:

Minimum Property Value: 750,000 AED

If the property is mortgaged, 50% of the property value or at least 750,000 AED paid to the bank, bank to confirm this in an NOC letter in Arabic along with a current mortgage statement.

Husband and Wife can each obtain their own Investor Visa if their shares are a minimum of 750,000 AED each in the property. Alternatively, it may be possible for one person to obtain the Investor visa and sponsor their spouse. Attested and translated marriage certificates are required in this instance.

Requirements:

Title Deed

Passport

Current Visa & Emirates ID in case already resident

Passport style photo of the applicant

Good Conduct Certificate from Dubai Police addressed to Dubai Land Department

Health Insurance 

Marriage Certificate Attested and Translated in case of spouse sponsorship or husband and wife applying for visas on the same property

In case the property is mortgaged:

From the Bank where the mortgage is held;

NOC letter in Arabic along with mortgage statement

From Developer (in case you’re the first owner directly from the Developer)

Statement of account from developer

Handover Notice 

Building Completion Certificate (BCC)

Please note that a National ID is required for Nationals of Iran, Pakistan, Iraq, Libya and Afghanistan. 

The applicant will be required in person at the application submission and to attend a short medical appointment, and will not be able to leave UAE while the visa is under process.

Government Charges for Visa 14,967 AED per visa

Allsopp & Allsopp Fees 5,000 AED + VAT per visa

 

5 Year Investor Visa

Eligibility:

Minimum Property Value: 2,000,000 AED

If the property is mortgaged, 50% of the property value or at least 2,000,000 AED paid to the bank, your bank to confirm this in a NOC letter in Arabic along with a current mortgage statement.

Husband and Wife can each obtain their own Investor Visa if their shares are a minimum of 2,000,000 AED each in the property. Alternatively, it may be possible for one person to obtain the Investor visa if their shares are a minimum of 2,000,000 AED, and potentially sponsor their spouse.

Family Sponsorship - Up To 3 Years

Once the Applicant has obtained an Investor Visa on his or her Property, they may be eligible to Sponsor their family, husband / wife / children, for up to 3 Year Visas depending on their eligibility. The property owner would be the Sponsor and the family would be the Dependants.

Requirements:

Sponsor's passport, Visa & Emirates ID 

Title Deed

IBAN Bank Account Number

In case a Mother will be the Sponsor, NOC letter from the Father attested by the Notary Public

Dependent:

Passport

Passport style photo of the dependant

Current visa and Emirates ID 

Medical insurance

For Husband / Wife Sponsorship:

Marriage Certificate Attested by UAE embassy in the country of issuance and Ministry of Foreign Affairs in Dubai legally translated to Arabic

For Children Sponsorship:

Birth Certificate Attested by UAE embassy in the country of issuance and Ministry of Foreign Affairs in Dubai legally translated to Arabic 

If Son is over 18 years old, a ‘Study Certificate’

Daughter over 18 years old ‘Unmarried Letter’

Please note that National ID is required for Nationals of Iran, Pakistan, Iraq, Libya and Afghanistan.

Government Charges per Visa:

Wife’s Visa 7,061.25 AED

Husband 5,821.25 AED for one year only

Daughter over 18 years old 7,061.25 AED

Son over 18 years old 5,821.25 AED for one year only

Children under 18 years old 6,361.25 AED

Allsopp & Allsopp Fees: 5,000 AED + VAT per Visa

 

Parents Sponsorship - 1 Year Visa

Once the Applicant has obtained an Investor Visa on his or her Property, they may be eligible to Sponsor their Parents for a 1 Year Visa. The property owner would be the Sponsor and the Parent would be the Dependant.

Sponsor's passport, Visa & Emirates ID 

Title Deed

Birth Certificate Attested by UAE embassy in the country of issuance and Ministry of Foreign Affairs in Dubai legally translated to Arabic 

Attested Affidavit Certificate of Dependency from the Sponsors Consulate

3 months bank statements

IBAN Bank Account Number

Dependent:

Passport

Passport style photo of the dependant

Current visa and Emirates ID
