If you are thinking of selling or currently have your property on the market, now is the time to tidy up your garden, patio or balcony. After months of cold, wet weather you'll be forgiven for not venturing outside too often but it's important to seize any opportunity to make the most of your external space. In fact, it is estimated by agents that a garden can add 10% to a property's value - even more, if it's a neat and tidy one.

Before one of our Coventry estate agents comes round to take photographs and definitely before any viewings, there are a number of essential gardening jobs a seller should undertake, as well as some little additions that can add extra appeal. Here's Allsopp & Allsopp's advice:-

Mow the lawn - cut any overgrown grass and strim the edges. An unkempt lawn can actually make a garden look much smaller than it is. If you have a dog, make sure the grass is free from mess before viewings.

Cut back untidy shrubs - anything that is overhanging paths or could obstruct the view of a potential buyer should but cut back. Also, prune away any dead wood or flowers that have bloomed.

Clear ponds - if you have a pond, make sure it is free of pond weed and is running clear. If you have a safety feature - like a net or grill - make sure it is over the pond and in good working order.

Jet wash patios and decking - moss and algae can make hard landscaping extremely slippery. Jet washing works best for patios, while decking can be treated with an anti-algae spray, sharp sand or gripper strips.

Plant up pots and hanging baskets - rather than plant directly into borders or beds and have to leave behind your hard work, make your focus pots and hanging baskets. These can provide a burst of colour and can move with you to your new home.

Invest in some garden lights - outdoor lights can be used to highlight special features, mark out paths and emphasize interesting plants. Solar lights have the added benefit of being portable but if you're showing off your garden in the winter, mains-powered lights are a more reliable option.
