Dubai has long been a beacon for investors seeking lucrative opportunities, especially in real estate. With its robust economy, favourable business environment, and strategic location, it's no wonder that investors from around the globe are drawn to Dubai.

So, if you're considering investing in Dubai and making it your home base, you might want to know about the investor visa, and how you can apply!

What’s an investor visa?

Investor visas are designed to attract foreign investors and entrepreneurs to Dubai by offering them the opportunity to reside and conduct business in the emirate.

These visas provide investors with the visa to live and work in Dubai, along with access to a wide range of benefits and privileges, such as providing visas for their families and being able to open businesses in the UAE.

What are the different types of investor visas?

There are three different types of investor visas available, each meets the needs of different investors and business owners. Some of the most common types of investor visas include:

Investor residence visa: This visa is issued to investors who establish a business or make a substantial investment in Dubai - ranging up to a minimum of AED 1 million. It allows investors to reside in the city for a specified period and engage in business activities, or obtain licences.

Real estate investor visa: This one is designed for those who invest in Dubai's booming real estate market, this visa is granted to property investors who purchase residential or commercial properties in the emirate worth a minimum of AED 2 million.

Golden visa: Introduced in 2021, the Golden Visa is a long-term residency program that offers investors and entrepreneurs an extended residency visa of 10 years in Dubai. To qualify for a Golden Visa, applicants must meet specific investment criteria and contribute to Dubai's economic growth. There are multiple ways to apply for this from education, business, real estate and from gifting.

Retirement visa: This visa is for individuals aged 55 and above who would like to retire in the UAE. It’s a long-stay visa of 5-years and in order to qualify for the retirement visa, individuals must be working for longer than 15 years, with a minimum of AED 1 million in either savings or property investment, or have a monthly income of AED 20,000.

How can you get started?

Here’s everything you need to do in order to get started on your application for an investor visa:

First things first - you need to get an investment evaluation

This means you must first determine the type of investment you wish to make and ensure that it meets the eligibility criteria for that visa category. Such as for a certain visa you might need to make an investment of AED 1 million.

Plan your business setup or property purchase

So, depending on the type of visa category you’re applying for, investors may need to establish a business in Dubai or purchase property in the emirate. You have to plan ahead for that.

Apply for your visa

Once the investment is made, you can submit a visa application through the relevant government authorities or a registered immigration consultancy, and once that process is in, you will need to provide a set of documents in order to obtain your desired investor visa.

Give in your documents

As an applicant for an investor visa, you need to provide a range of documents, including proof of investment, business licences, passport copies, and other supporting materials which are based on the visa you apply for.

And voila, you’re in!
