## Q1 2024 - Dubai real estate’s success story continues!

The first quarter of 2024 has definitely ignited a surge of continued activity and optimism. Building on the momentum of the previous year, Q1 witnessed a remarkable uptick in transactions, setting a promising tone for the remainder of the year.

This report offers a comprehensive analysis of the Dubai property market, utilising data from the Dubai Land Department (DLD) and Allsopp & Allsopp first-party sources, and is an ideal resource for individuals interested in buying, selling, renting or leasing properties in Dubai in 2024.

Sales transactions jumped by 19.3%, from a total of 33,346 transactions valued at AED 85 billion. Apartments remained the top choice, while off-plan sales dominated the market making up 57% of all transactions.

Allsopp & Allsopp witnessed a 24% surge in sales activity, with Arabian Ranches and Dubai Marina as the leaders for transactions. Finance buyers surpassed cash buyers, with purchases soaring in the AED1-3 million range, signifying a rise of first-time buyers in the market. 

The lettings market also saw a 126% increase in viewings compared to this period last year! Our team recorded significant transactions with British, Indian, Russian, and French nationals in the top tenant demographics.

As lettings prices rise, the question remains: will we see an increase in sales transaction volumes follow suit?

### Dubai International Airport was crowned the world's busiest!

The Airports Council International (ACI), has just released its rankings for the busiest aviation hubs worldwide. Dubai International Airport (DXB) was awarded as the world’s busiest airport for the 10th consecutive year in a row.

The airport catered to 86.9 million passengers in 2023, and these traffic figures were 31.7% up from 2022!

## News that caught our attention this week:

### UAE’s GDP set to soar to 5.2% by 2025!

In 2023 the UAE’s GDP (Gross Domestic Product) stood at 3.1%, and now according to the Central Bank of the UAE, we can expect it to soar as high as 4.2% in 2024, while touching peaks of 5.2% in 2025!

All of this is credited to the non-oil sector growth in the UAE, including a major contribution going to real estate and foreign investment.

### The Dubai Land Department has announced updates in their rental valuation services

You may recall the recent update in March regarding the RERA calculator, which allowed us to anticipate any potential rent increases for the coming year, and if so, to what extent. 

Starting April 1st, another welcomed change has been implemented. Now, landlords seeking to revise rents beyond the RERA calculator will require a legal judgement or order to do so.

## Welcome to the Allsopp & Allsopp Dubai Property Market Report for February 2024!

Dubai property market ahead of 2024 growth forecasts!

With February numbers in, it is clear that the Dubai property market is in great shape.

International confidence in Dubai’s real estate market reached new highs due to a series of positive news stories entering the market.

Financial Transparency Boost: The removal of Dubai from the Financial Action Task Force (FATF) grey list is a significant milestone. It signifies a marked improvement in Dubai’s anti-money laundering standards, bolstering institutional investor confidence.

Tourism Boom: News that Dubai Mall became the most ‘visited place on earth’, with a record-breaking 105 million visitors in 2023, solidified the city’s position as a global tourist hub and further attracted potential residents and investors.

Global Recognition: Dubai’s ranking as the 10th most powerful country in 2024 paints a picture of stability and growth, making it an even more desirable destination for investment and long-term growth.

February 2024 saw a 35% surge in property sales transactions compared to last year, reaching 12,000 deals. This exceptional growth, which doubled the sales transactions recorded in February 2022, clearly indicates the market’s potential and should instil optimism in potential investors.

Since the start of the year, Dubai’s average property sales price has shown a promising increase of over 1%. This growth rate has already surpassed the initial forecasts for 2024, which predicted a 5-7% growth. As a result, the average price per square foot now sits at AED 1,294, 14% higher than the previous market high set in September 2014. A sure sign the market is still within growth mode, the number of off-plan projects launched in Dubai exceeded one per day in February.

### Dubai Airports set a new record with 87 million new travellers

In newly released reports, Dubai reached new heights, welcoming 87 million new travellers in 2023 - the highest since pre-pandemic levels! 

This was a significant increase of 31.7% compared to 2022, topping the passenger count from 2019, with a total of 416,405 flights coming in and out in 2023, which is the highest on record at DXB.

## Welcome to the Allsopp & Allsopp Dubai Property Market Report for January 2024!

As we enter 2024, the Dubai real estate market continues where it left off, with positive momentum from the previous year already reflected in strong sales activity in the first month.

Sales transaction volume for January 2024 increased 9.7% vs. December 2023, up 21% compared to the same period last year, with the division of sales remaining essentially unchanged between off-plan (58%) and secondary sales (42%).

Apartment sales remained the most popular choice for investors and end-users, accounting for 84% of all sales transactions in January and split between off-plan (65%) and secondary (35%) unit sales.

In January, the top three areas with the highest sales transaction volume in Dubai were Jumeirah Village Circle (1,399), Business Bay (931), and Dubai Hills Estate (577). 

Dubai saw 79% of all monthly sales transactions priced between AED 0-3M, with studio (1,697) and one-bedroom (4,081) units accounting for 54% of total sales volume in January.

Early indicators from transactional sales data and buyer/seller  behaviour suggest a continuation of the Q4 2023 market activity and sales growth, paving the way for an exceptional start to 2024.

## Welcome to the Allsopp & Allsopp November 2023 Dubai Property Market Snapshot, a comprehensive look into how the Dubai property market performed over the last month.

As we approach the end of an exceptionally active year for Dubai’s real estate market, we come to close with a significant milestone being achieved in November 2023. The 9-year record for the average sales price per square foot in Dubai had finally surpassed, marking a 2% increase over the previous high in 2014.

According to data from the Allsopp & Allsopp Data Hub, the new pinnacle reached an impressive AED 1,257 per square foot, a testament to the robustness of the current 36-month market growth cycle. 

November also saw a notable 2.3% upswing in total sales transactions across Dubai when compared to October 2023, additionally off-plan sales constituted 48% of total sales with secondary comprising 52% of the total market. .

As we assess the November figures, it becomes evident that Dubai's property market, as the year draws to a close, is poised to maintain its characteristic undersupply against a backdrop of sustained buyer and investor demand entering 2024. Projections indicate that fewer than 50,000 new properties will reach completion in 2023, with an anticipated 50,000 to 70,000 units slated for handover in 2024. The demand for luxury, prime, waterfront, and established residential communities is expected to persist at elevated levels.
