### Following a strong summer, Dubai's property market experienced even more momentum in August as residents and new expats settled back into the city.

Property prices reached AED1,431 per square foot - an 18% year-over-year increase. Sales volume and value have also seen significant growth, driven by both residents and new expats settling in the city.

According to the Dubai Land Department data, the city recorded AED 37.3 billion in sales value, a 33% increase from August last year. Additionally, total sales volume grew by 36% compared to the same period last year, reaching 14,992 residential sales this month.

Off-plan sales maintained their domination over the secondary market, accounting for 69% of volume and 61% of total value in August. An additional 8,665 new off-plan units were launched during the month, almost doubling the number of launches compared to August last year.

Reflecting the thriving market activity, our team at Allsopp & Allsopp saw sales transactions increase by 16% compared to the same period last year. 

Year-on-year viewings have seen a 39% growth, an impressive trend we have noted during all the summer months this year. As the luxury market continues to appeal to HNWIs, our team recorded sales exceeding AED 10 million doubling year-on-year!

On the lettings side, our team recorded rental transaction volumes rising by 7% compared to the previous month. As more wealthy migrants move to the city, we are seeing this reflected in the top rental transactions. In August, the top three rentals exceeded AED 1 million in Jumeirah Golf Estates.

The overall growing demand for rental properties led to a significant 43% increase in viewings compared to the previous year, with rental listings also climbing by 8% from the previous month.

September promises to be an interesting month, with an influx of residents and expats, a growing wealthy population, potential interest rate reductions, and increased supply. Additionally, the outcome of recent international elections may influence the level of demand and foreign investment in Dubai.

Dubai's Weekly News Snapshot: The Ampersand 12-07-2024

## As we close off the first half of 2024, Dubai’s property market has shown impressive growth across all residential sectors with no signs of slowing down.

The total sales value soared to AED 190 billion, marking a 38% increase from H1 2023, with total sales transactions (74,467) up 36% compared to the same period. 

Apartment living continued to be favoured, reaching 60,836 sales, a 41% compared to H1 2023 and accounted for 82% of all Dubai sales transactions in 2024. Villa and townhouse sales comprised the remaining 18% of sales transaction volume but accounted for 40% of the total market sales value in the first half of 2024, with demand across well-established residential communities remaining strong.

In the first six months of 2024, off-plan sales transactions, reached an all-time high (45,271), up 55% vs. H1 2023 with a total sales value of AED 96 billion. Looking into new property supply entering the Dubai residential market, 20,652 new homes were completed in 2024, up 93% compared to H1 2023.

Looking at the top of the Dubai residential sales market, we have seen the number of millionaires residing in Dubai surpassing 72,500 in 2024, further solidifying Dubai’s position as the world's leading ultra-luxury real estate market. This significant increase in high-net-worth individuals saw a record 196 homes over $10m sold in Dubai in H1 2024!

At Allsopp & Allsopp, H1 concluded with records and exciting launches! Total sales volumes across the business rose 25% in the first six months of the year compared to H2 2023.

Following the successful launch of Allsopp & Allsopp's 'Private Office,' sales of ultra-luxury properties >$10m increased 69% for the same period.

Off-plan sales transaction volume was up 77% compared to H2 2023, generating 267% more sales value for the same period as demand from end users and investors alike for units in premium off-plan projects across the city soared.

On the lettings side, our team noted an 81% increase in rental viewings and a 36% increase in new rental listings coming to market with Allsop & Allsopp vs. the same period last year.

Apartment rental prices have shown steady growth, particularly in Downtown Dubai, Dubai Marina, and Business Bay. 

Demand for Villas and townhouses soared in the first half of 2024, with average rental prices increasing 27% compared to H1 2023.

At the top of the market, our teams saw an increase in rental transactions of>AED1m per year across exclusive residential communities such as Jumeirah Golf Estates and Dubai Hills Estate, with the team’s highest single rental transaction reaching AED 2.6M.

Dubai's Weekly News Snapshot: The Ampersand 21-06-2024

## May was monumental for Dubai’s real estate market, hitting unprecedented highs!

Riding on the upward momentum we have witnessed so far this year, May saw sales transactions skyrocket by 56.7% from last year, totalling 16,328 based on Dubai Land Department data. Similarly, sales value climbed to over AED 38 billion, recording a 41.1% increase.

Off-plan sales continued to be the star of the show, making up 64.7% of transactions. May saw a total of 3,393 units handed over at completion while an additional 4,009 new off-plan units were launched.

Following the success of off-plan sales, apartments ruled the market by representing 82.3% of sales, while villas and townhouses took 17.7%!

Mirroring the overall market boom, Allsopp & Allsopp celebrated its highest sales month ever with a 103.1% increase from Q1 2024.
Allsopp & Allsopp rentals followed suit, recording a 64% year-on-year increase in lettings viewings and a 16% rise in client registrations in May. New property listings were also on the uptick with an 18% month-on-month rise.

A few months after the Dubai Land Department implemented stricter regulations to eliminate fake listings, we are seeing a more transparent market. The improved searching experience for tenants aligns with the overall increase in viewings, registrations, and new
property listings.

Dubai's Weekly News Snapshot: The Ampersand 24-05-2024


Following the hot and heavy success of Q1 2024, April witnessed another milestone for Dubai's real estate market, setting a new record for single-quarter sales performance and reaffirming its resilience and growth trajectory for the third consecutive year!

Even with heavy rainfall and the week-long Eid holidays, nothing could stop the market from keeping its momentum. The Dubai Land Department reported AED 25 billion in sales transactions for April, which is a whopping 53.1% increase from the start of the year. Off-plan sales remained in the lead, accounting for 64.3% of the total sales volume, while secondary sales followed with 35.7%.

On the sales front, Allsopp & Allsopp noted the top three notable sales transactions in Jumeirah Golf Estates and Jumeirah Islands. The highest being AED 21 million in Redwood Avenue, followed by a villa sale in the Entertainment Foyer at Jumeirah Islands valued at AED 16.3 million and another Jumeirah Golf Estates sale at Sienna Views, valued at AED 11.6 million.

Prices kept to their upward trajectory with property prices rising in the month, continuing a streak of 38 months of consecutive growth. The current price per sq ft in April reached AED 1,351, the newest peak recorded since September 2014.

AED 0-3 million remains the most popular price band for buyers, accounting for almost 80% of all April sales. This also shows a strong interest from first-time buyers entering the market.

Moreover, the off-plan market continues to thrive, with over 3,000 units handed over in April alone. Building on the positive trends from Q1 2024, we expect a total of 45,597 units to be handed over by the end of the year.

Looking into the Allsopp & Allsopp lettings data, we saw some exciting activity in the lettings market. Viewings and client registrations were up by 64% and 17% respectively when compared to Q1 2023, likely thanks to the growing population in Dubai. Despite the rains and holidays, our lettings department remained buzzing with activity, bouncing back just a few days after the rains.

And with over 25,000 new residents moving to the UAE this year, the big question remains - can the supply of properties keep up with the growing demand?

## Q1 2024 - Dubai real estate’s success story continues!

The first quarter of 2024 has definitely ignited a surge of continued activity and optimism. Building on the momentum of the previous year, Q1 witnessed a remarkable uptick in transactions, setting a promising tone for the remainder of the year.

This report offers a comprehensive analysis of the Dubai property market, utilising data from the Dubai Land Department (DLD) and Allsopp & Allsopp first-party sources, and is an ideal resource for individuals interested in buying, selling, renting or leasing properties in Dubai in 2024.

Sales transactions jumped by 19.3%, from a total of 33,346 transactions valued at AED 85 billion. Apartments remained the top choice, while off-plan sales dominated the market making up 57% of all transactions.

Allsopp & Allsopp witnessed a 24% surge in sales activity, with Arabian Ranches and Dubai Marina as the leaders for transactions. Finance buyers surpassed cash buyers, with purchases soaring in the AED1-3 million range, signifying a rise of first-time buyers in the market. 

The lettings market also saw a 126% increase in viewings compared to this period last year! Our team recorded significant transactions with British, Indian, Russian, and French nationals in the top tenant demographics.

As lettings prices rise, the question remains: will we see an increase in sales transaction volumes follow suit?

The Airports Council International (ACI), has just released its rankings for the busiest aviation hubs worldwide. Dubai International Airport (DXB) was awarded as the world’s busiest airport for the 10th consecutive year in a row.

The airport catered to 86.9 million passengers in 2023, and these traffic figures were 31.7% up from 2022!

## News that caught our attention this week:

### UAE’s GDP set to soar to 5.2% by 2025!

In 2023 the UAE’s GDP (Gross Domestic Product) stood at 3.1%, and now according to the Central Bank of the UAE, we can expect it to soar as high as 4.2% in 2024, while touching peaks of 5.2% in 2025!

All of this is credited to the non-oil sector growth in the UAE, including a major contribution going to real estate and foreign investment.

You may recall the recent update in March regarding the RERA calculator, which allowed us to anticipate any potential rent increases for the coming year, and if so, to what extent.

## Welcome to the Allsopp & Allsopp Dubai Property Market Report for February 2024!

Dubai property market ahead of 2024 growth forecasts!

With February numbers in, it is clear that the Dubai property market is in great shape.

International confidence in Dubai’s real estate market reached new highs due to a series of positive news stories entering the market.

Financial Transparency Boost: The removal of Dubai from the Financial Action Task Force (FATF) grey list is a significant milestone. It signifies a marked improvement in Dubai’s anti-money laundering standards, bolstering institutional investor confidence.

Tourism Boom: News that Dubai Mall became the most ‘visited place on earth’, with a record-breaking 105 million visitors in 2023, solidified the city’s position as a global tourist hub and further attracted potential residents and investors.

Global Recognition: Dubai’s ranking as the 10th most powerful country in 2024 paints a picture of stability and growth, making it an even more desirable destination for investment and long-term growth.

February 2024 saw a 35% surge in property sales transactions compared to last year, reaching 12,000 deals. This exceptional growth, which doubled the sales transactions recorded in February 2022, clearly indicates the market’s potential and should instil optimism in potential investors.

Since the start of the year, Dubai’s average property sales price has shown a promising increase of over 1%. This growth rate has already surpassed the initial forecasts for 2024, which predicted a 5-7% growth. As a result, the average price per square foot now sits at AED 1,294, 14% higher than the previous market high set in September 2014. A sure sign the market is still within growth mode, the number of off-plan projects launched in Dubai exceeded one per day in February.
