It was another big week for Dubai’s real estate sector as the market saw **3,321 sale transactions worth a huge AED 11.1 billion**! 

That’s not all, get this, the most expensive penthouse in Dubai was sold last week for **a whopping 420 million dirhams**. 

Sheeeesh! The penthouse is located in Marsa Al Arab being on the highest floor and has a 17,000 square foot outdoor area featuring a private pool and 360-degree ocean vistas!

### The Roads and Transport Authority (RTA) have revealed new plans for net-zero emission travel by 2050!

Over the coming year, the RTA plans to decarbonise all taxis, limousines and public buses, and design its buildings with net-zero energy consumption.

It said the strategy would result in reducing carbon dioxide emissions by 10 million tonnes and save AED 3.3 billion.

How impressive is that?

### UAE tax is coming to town this week!

Tax isn’t a word we commonly use around here, but since January 2023 - the announcement of corporate tax has had us all wondering. 

Well, this week on Thursday June 1st, corporate tax will begin in the country.

### Dubai’s real estate market recorded AED 3.5 bn worth of property sales transactions on Tuesday

If a place knows how to break records, it's definitely Dubai. On Tuesday alone, Dubai’s property market saw 612 property sales transactions worth AED 3.5 billion. Earlier on Tuesday, one of Dubai’s biggest and fastest sales took place at FIVE Luxe Sensoria Tower for a penthouse worth AED 50 million! 

### What is Hassantuk, and do you need it?

In case you missed it - back in 2020, Hassantuk was announced as a fire safety system for villas in the UAE. It ensures the swiftest response time to fire and emergency alerts through a 24x7 connected fire alarm system, integrated with Civil Defense Command Centres in every emirate. All villa owners must have Hassantuk installed in their homes before September 2023.

### UAE work permits to be extended to three years!

Good news for those of us who are about to renew our contracts or are about to sign new ones - UAE has announced the extension of two year work permits to three years. Isn’t that impressive? This move for work permits is made by the FNC in order to reduce the costs that companies bear while applying for work permits.

Dubai has now proposed a $5-billion real estate project known as the Dubai moon project which focuses on bringing the moon down to Dubai - yes, we’re serious!

On this week’s episode of Taking Care of Business, join **CEO; Lewis Allsopp as he sits down with Dr. Noah Raford (PhD)**, who is the co-founder of Dubai Future Foundation and former advisor to H.H. Sheikh Mohammed bin Rashid Al Maktoum to discuss all things artificial intelligence, how the first 3D printed building was constructed, Noah’s newest venture Lazy Brain and whether or not AI would be replacing many jobs?

So, let’s get into what Lewis and Noah talked about!

Dr Noah Raford (PhD) is the co-founder of Dubai Future Foundation and is a former advisor to H.H. Sheikh Mohammed bin Rashid Al Maktoum and is one of the most esteemed technology giants in Dubai. 

Lewis asks Noah, what is the Dubai future Foundation, and how did it begin? Noah shares that The Dubai Future Foundation builds a cohesive innovation ecosystem that includes, accelerator programs, incubators, labs, regulatory sandboxes, and knowledge platforms – all with the purpose of challenging the status quo and designing a future-ready city powered by future leaders and disruptors. This also includes 3D printing and harnessing the powers of AI to design a future-ready city. It was launched in 2016 by H.H. Sheikh Mohammed bin Rashid Al Maktoum. 

Noah then discusses how 3D printing began in Dubai, how the first 3D printed building in the world came to life - which is the Dubai Future Foundation office, located in DIFC. Noah explains that 3D printing the office required the knowledge of understanding the digitization of the construction chain. 

Noah then expanded on how H.H. Sheikh Mohammed bin Rashid Al Maktoum came to the opening of the Dubai Future Foundation office in 2016 and talked about opening more 3D printed developments in the city and the introduction of robot implementation. 

Lewis then talked with Noah about the Google launch, where Lewis shared that with Google launching their new products and their current AI advancements - Can Google be taking over Apple? As Google’s ecosystem continues to thrive with the introduction of G Suite, Google Bot and more, how exactly is Google going to take over the world? That’s one you’d want to tune in to hear more about.

After exploring Google and IOS, Noah and Lewis then talked about whether or not with AI coming in and influencing each task - can AI replace a lot of jobs? And if so, how can we work around that?After exploring Google and IOS, Noah and Lewis then talked about how AI is now influencing our everyday tasks. The question that they raise with that however is : Can AI replace a lot of jobs? And if so, how can we work around that? 

Lewis then talks to Noah about how in terms of medical specialisation - Dubai is far ahead as they use top of the line equipment and machinery. While the rest of the world is still catching up, Dubai is harnessing AI to utilise and develop better healthcare. How has this helped it stay ahead in medical specialisation compared to the rest of the world.

Lewis then talks to Noah about why he believes that Tesla will win the world wide battle. Tesla has harnessed the powers of AI within their technology for driverless cars and has billions, if not trillion of hours of driving time recorded in its systems. So, Tesla is ahead as they’ve got an idea of the way you drive on each road and how. Instead of using operated systems, they create their own version of it for each driver. 

Noah then talks about how through the help of AI, everyone’s capabilities are being raised. Now, anyone can go to ChatGPT or any other AI platform and ask a series of questions - and everything will be answered or assisted with - hence people have the ease of their capabilities being raised by having information at their fingertips. 

Lastly, Noah talks about his very own newest venture - Lazy Brain which works as your AI co-pilot that gives you networking super powers. They’re building a conversational AI that sits on top of your address book, social media platforms and however else you interact with others to  build a contact list based on people you’ve met and sorts them according to your relevance. Noah shares that as we can’t store everything in our own brains - AI helps us sort our contacts and our network through their area of expertise . ### Jumeirah Village Circle

Apartments can start at AED 40,000 onwards for studios in Jumeirah Village Circle and AED 75,000 onwards for one-bedroom apartments annually. 

### Town Square

Struck along the lines of Al Qudra road, this recent development is a small little hub within itself with a large string of amenities, stores, restaurants and nurseries. The community is known to be highly affordable and is also home to multiple families and young couples. Al Khail Road is directly accessible from Town Square and is just a few minutes from Dubai Hills Mall.

### Greens

Being a newer development, the properties here are newly made with great amenities and the whole community is metro accessible, with its own bus route being perfect for those who use public transportation.

### Discovery Gardens

Planning a trip: What are some holiday homes in Downtown Dubai that are worth checking out?

In case you missed it back in 2020, Hassantuk was announced as a fire safety system for villas in the UAE. It ensures the swiftest response time to fire and emergency alerts through a 24x7 connected fire alarm system, integrated with Civil Defense Command Centres in every emirate. This system was offered by the Ministry of Interior and powered by Etisalat, and aims to establish the UAE as one of the safest countries in the world.

## Is Hassantuk mandatory for Villa’s in the UAE?

On the 12th of September 2020, the Cabinet, which was led by His Highness Sheikh Mohammed bin Rashid Al Maktoum, Vice President, Prime Minister, and Ruler of Dubai, approved a Resolution which made it mandatory for villa owners in the UAE to install fire detection devices and subscribe to the civil defence e-system - which is Hassantuk. This initiative aims to enhance fire safety in villas by introducing 'Hassantuk for Homes,' the only certified wireless fire safety system designed specifically for villas. 

It’s worth noting “The Resolution also grants the owners of existing homes a period of up to three years from the issuance of the Resolution to amend the conditions in line with its provisions”. Meaning homeowners have until around September this year to subscribe to the scheme if they haven’t already done so.  So, if you skipped out on the news in 2020, you’ve got a couple of months to install Hassantuk!

## How much does Hassantuk Cost?

Prices are based on individual villas features, such as the amenities, number of rooms, kitchen spaces, etc.

**Here’s an example cost:**

A three bedroom villa, with three dining room/living room/majlis as well as three corridors/lobbies/staircases and one kitchen, would start from AED 233.10 a month for a 24 month plan (with a AED 1000 one-time payment for setup). 

Or you can choose a one time payment of AED 5,903.10

### When is the deadline for installing Hassantuk?

What is Hassantuk, and do I need it?

## Would you like to live in the best city in the world?

Who wouldn’t want to live and work in Dubai, am I right? A place that’s home to some of the best experiences, studded in skyscrapers and home to the tallest tower in the world - imagine living and working there - magical! 

So, speaking of working in Dubai, residents can now expect work permits to be extended up to three years instead of two! 

The FNC (Federal National Council) which is the UAE’s parliamentary body has approved and signed off on the extension of work permits. 

Previously, residents could only get a work permit for up to two years with their job contracts and visas, but now can get their permits for three years. Although, the FNC had mandated that employees spend one year minimum with their company after their probationary period and only then can a work permit be granted up till three years. This depends if both parties agree and decide to keep the duration three years. 

This move for work permits is made by the FNC in order to reduce the costs that companies bear while applying for work permits. 

All work permits are issued by the UAE’s Ministry of Human Resources and Emiratisation (MOHRE), although a timeline for the roll out of work permits isn’t out yet.

### So, now if you’re planning to move to Dubai, you can easily get an extra year on your work permit for a similar price range as the two year work permit.

UAE work permits to be extended to three years

## Reach for the stars? No, Dubai aims to reach for the moon - quite literally!

After turning into a symbol of real estate, globally - Dubai isn’t just ruling with fantastic developments, incredible skyscrapers and other architectural marvels but has now proposed a $5-billion real estate project known as the Dubai moon project which focuses on bringing the moon down to Dubai - yes, we’re serious! 

While Dubai’s real estate market is red-hot, it's a great time to drop more developments to keep those foreign investors and homeowners at the edge of their seats and this new project MOON by Canadian entrepreneur Michael Henderson is a 274 metre (900 ft) replica of the moon which would be standing on top of a 30 metre (100 ft) tower. 

And, if you live in Dubai - this won’t sound unbelievable but rather pretty believable. We’ve got all the details - so let’s jump right into it…

**What is the Dubai MOON project all about?**

The Dubai moon project would be standing on top of a resort known as the ‘moon resort’ and would take 48-50 months to complete after breaking ground. 

Dubai moon project and resort wouldn’t be an ordinary resort but rather have a world-class spa, nightclubs, Michelin-starred restaurants, a large events centre, a massive shopping and retail space, and ofcourse luxury residences. 

Oh, and there would also be an impeccable ‘moon shuttle’ which would be a training space and service agency for astronauts, globally. Now that’s one moon project! 

The Dubai moon project would also host 4,000 rooms, with a 10,000 sq.ft lunar corridor which would give visitors the chance to ‘walk on the moon’ quite literally. Best part, this Dubai moon project structure would be lit up at night and according to the moon, it would take the form of the crescent, half or full moon.

### This would be a transformation for the real estate sector as the Dubai moon project and these luxury residences would be like no other. And, here’s what Lewis Allsopp has to say about it:

_“Dubai is in a completely different world compared to 2009”_, said Lewis Allsopp, the CEO of the prominent Dubai real estate agency Allsopp & Allsopp. _“Launched products are selling out on the spot.”_ He added. 

Just like Dubai - this project has attracted the eyes of the whole world and has been covered by over 370 global publications. What’s Dubai’s next big world record: A $5-billion man-made Dubai moon project!

I hope you’ve had a great weekend and are ready to kick-start into this week, so let’s catch up on Dubai’s property market.

Last week, the property market saw an impressive AED9.1 billion worth of sales transactions from 3,101 deals, with Monday seeing AED 2 billion worth of deals! 

Impressive right? 

**Now, for some city updates…**

While the whole word has gone AI crazy! 

Dubai is also joining the hype, announcing plans to use artificial intelligence technology to reduce traffic congestion on roads. 

The RTA is launching a comprehensive Enterprise Platform for designing and developing AI and data science solutions.

This includes analysing traffic data and identifying patterns and forecasts, which will contribute to efficient road network planning and reduce traffic congestion!

Ain’t that amazing?

**Lastly…**

Dubai’s little town Hatta has been awarded the title of one of 50 most beautiful small towns in the world by Conde Nast Traveller.

The stunning Hatta is in the Hajar mountains, and has a population of 12,200 - this place is perfect for a weekend getaway and is home to some of the most beautiful resorts and has exciting activities!

Who’s to deny that when it comes to future technologies, Dubai is always two steps ahead. 

From 3D printing buildings, to creating some of the world’s most famous tourist attractions, to hosting the world’s tallest tower and breaking records after records, Dubai is always enhancing and building a better future for its residents. 

And now, Roads Transport and Authority (RTA) has announced the introduction of artificial intelligence in their systems to enhance and ease road traffic congestion in Dubai.

Aren’t we thankful, because we’re tired of breaking our heads behind the wheel in traffic! 

Dubai has already taken the help of AI and implemented it into many of its different systems, such as DEWA incorporating AI into their services and Dubai Customs using AI to help secure UAE’s borders more safely.

**So, how is RTA planning to utilise AI to ease traffic congestion in Dubai?**

The RTA is launching a comprehensive Enterprise Platform for designing and developing AI and data science solutions. RTA is set to bring this technology into action by 2031, it will be used to predict maintenance for roads and bridges, public transportation route planning, traffic and furthermore, RTA will use AI to analyse traffic data to understand where road work is needed and planning to help reduce traffic congestion.

How great is that for all the residents? 

Even greater, last month in April RTA announced that the city’s roads and traffic are set for an upgrade through the introduction of Smart Pedestrian Signals. These signals are matched to sensors on the road that can identify when pedestrians or cars are approaching. The signal then accordingly operates - by itself through the help of AI. 

Now that’s something! 

RTA has already begun the second phase of Smart Pedestrian Signals will be seeing an expansion of 10 new sites, which means by early next year we can expect 28 smart signals around Dubai. Best part, by issuing Smart Pedestrian Signals, RTA will help ease traffic congestion by keeping better time management on each signal for efficiency.

**The Dubai property market snapshot for April 2023 is LIVE!**

The April figures are in and The Dubai property market saw a dip in total sales transactions and sales value during April.

**UAE Tax: How to register for EmaraTax**

As you might have heard, the UAE has recently announced corporate tax - which is set to start on 1st June and is 9%. This tax is applicable to businesses generating a turnover of AED 1 million and higher - which was announced on Wednesday 17th May, 2023.

The Federal Tax Authority has announced a new digitised system - EmaraTax through which companies can register for corporate tax.

Dubai's Weekly News Snapshot: The Ampersand 19-05-2023


On this week’s episode of Taking Care of Business, join Operations Director; Paul Kelly and Managing Director; Marc Walters as they sit down to discuss the highlights from April’s real estate activity, the undersupply of commercial properties - and we ask, why is Marc Walters’ head blown away?

To begin with, Marc Walters is shocked that a four-bedroom apartment has been sold for a record-breaking AED 160 million in The Burj Khalifa. He believes this could be the most expensive apartment sold per square foot and has got to have a terrace part of it - but sources are checking! So, we’ll keep you posted…

Next up, it's time to break down the April report - for the first time since last June 2022, the market has seen a dip. What are the red areas as to why the market has seen a decline? 

Marc breaks down that over the last 40-50 days we’ve had Ramadan, Eid and Easter holidays - this means kids are off school, folks are off on holidays and transactions slow down. When it comes to Ramadan, the market slows down due to shorter hours and transfers slow down by 25%. Marc believes this happens every year and expresses that there is no cause for concern because month-on-month the market has been performing the best since 2022. 

Marc further adds the difference between red-heads and blue-heads in a working environment. He says red-heads are those who search for instant results whereas blue-heads are those who are structure driven. He thinks the reason Allsopp & Allsopp succeeds at this is because we are structure driven. Yes, the market is performing the way it is but having many structure driven individuals part of a company - it builds a strong spine in the company. This helps the company drive forward even when the market sees a dip.

Paul then expands on the April report - according to our in-house sources there has been a 18% drop in Dubai based transactions compared to March 2023. This is mainly because of shorter working hours during Ramadan which affects the productivity levels and transaction rates. Still, when we compare the market year-on-year we still see a 45% rise compared to last year. In terms of volume, we’ve seen a 33% decline compared to March but still a 15% rise compared to last year; April. 

According to the Dubai Land Department - Off-plan sales contributed to 52% of total transactions while 48% was secondary market. Although, looking at volume - the secondary market is ruling at 70%. Marc states this is mainly because of the top-tier transactions such as Jumeirah Bay, Bvlgari and more. There is a big hype in the luxury market and that’s why the secondary market in terms of volume is still ruling.

Paul then expands on the mortgages, as the fed rate has fluctuated over the course of one year multiple times, we saw a 40.7% increase in value - compared to last year. The demand and consistency though still shows a strong interest in the market. Marc says rentals are more pricey compared to mortgages even though the interest rates are higher now. 

Moving ahead, Paul then discusses the massive undersupply for commercial properties - people cannot get their hands on properties. It's very tough to get commercial properties on hand as developers are still working on matching up to the market demand. Paul is giving a call out to developers to continue supplying us with more commercial properties.

Next up - Client registrations have seen an aggressive rise, renters are coming from overseas and within the city too. It's a very healthy growth and has been a great month for our sales and lettings team. A rise of 16.4% has been seen compared to last year. There was a 12.6% rise in buyer registrations and that’s what signifies the strength and demand of the market. 

One of the new client registrations we’ve seen has been Canadian buyers. Dubai’s market has seen 3% of Canadian buyers for the first time. This implies that not only are foreign investors from Russia and China coming to Dubai but so are Canadians. 
Canada is another sought after destination for expats to relocate and invest so it is encouraging to see Canadians in the top charts.

Well then, let’s get right into it! 

**Step one - Get searching for your rental**

The first thing you’d like to do is start by searching for rentals in Dubai on the Allsopp & Allsopp website and begin taking a look at apartments or villas in Dubai that pique your interest. You can refine your search down to the type of home you’re searching for which could be apartments, villas, townhouses, penthouses and hotel apartments. You can further refine your search to how many bedrooms, bathrooms you’d like and also if you’re searching for a pool or garden. 

Found one too many properties you like? 

That’s good, the next step is to shortlist the ones that caught your attention and keep em’ close. Done? Okay, great - now get in touch with any of the agents you’ve spotted on those listings or hit that WhatsApp icon to book your viewing, and voila - simple as that, you’re now viewing your own potential home to rent in Dubai! 

**Step two - Find the right choice!**

Now that you’ve seen a couple of rentals, you’d want to limit your searches down to a few factors such as:

**Convenience -** This could be knowing if the community has basic amenities, schools, offices nearby and provides easy access to major roads. You certainly don’t want to live outside the city, commuting can get tricky! 

**Annual rent of your property -** If you’ve found THE house, its now time to find out the annual rent and the system of how many cheques you can pay through yearly. **Is it everything you’ve dreamed of? -** We recommend asking yourself a few questions before signing on the dotted line, as this is your new home - you might want to ask yourself if this is everything you’ve dreamed of? 

Oh, and of course a few boxes are to be ticked:

**Does the property have strong security measures set in place? 
Such as CCTVs, security guards, and gates?**

**Are there electrical sockets around the house?**

**Is there a gasline or connection?**

**Are all the plumping and piping lines working correctly?**

**What amenities are part of the house/community? Pool, gym, sauna, steam, etc?**

**Does the property have basic fixtures and fittings in place?**

**Does anything require fixing or repainting?**

**Does the property have an open-space with natural light?**

**How many parking spaces?**

**Is the property pet friendly?**

**Is the neighborhood convenient to other places in the city, and is there a public transport line?**

Once you’ve received your answer to these basic questions, you know the property is in good hands. If there are a few things out of place that you would like to have fixed, make sure to discuss it with your landlord and if you aren’t sure about your landlord rights, then its important to note that tenants can have certain maintenance issues resolved by the landlord under an agreed upon budget.

And incase you didn’t know - tenancy contracts in Dubai run on an annual contract basis, so we highly recommend you take your time when searching for a rental. Cheque breakdowns come to one cheque (paid at the beginning), two cheques (every six months), and four cheques (paid every quarter).

**Step three - Put out an offer!**

Now that your mind is set on the property you want to rent in Dubai, you might want to put in an offer. 

But it’s important to know that landlords are often given another counter offer from other tenants and based on the one that suits them - they usually go with that. This usually depends on the amount of cheques that the landlord is offered. You can negotiate for a lower price or even more cheques to have a flexible payment system but landlords usually opt for tenants that pay in fewer cheques and are also more inclined to reducing their final asking price that way. 

But if the fewer cheque system isn’t working for you, that’s fine. You can always opt for a bit more flexibility and negotiate with the landlord on the final price. 

Still not sure about the payment system? If you’re still having doubts about the property or aren’t ready to rent in Dubai for a year, you can always opt for [short-term rentals](https://hh.allsoppandallsopp.com/dubai) which give you the flexibility of a monthly contract - although, you cannot rent a short-term property for longer than six months! 

And if you are ready to put that offer in - make sure your real estate agent is RERA (real estate regulatory authority) registered. As without a RERA registration, they wouldn’t be able to facilitate the transaction resulting in you losing your dream home and chance to rent in Dubai.

**Step four - Make a reservation**

Not a dinner reservation…

But once you’ve confirmed the offer and are comfortable with your choice to rent in Dubai, its time to reserve the property as yours. 

Simply give a refundable deposit of 5% in accordance to your annual rent to your real estate agent. Your agent will hold on to this deposit until the deal goes through, and will give you a receipt in accordance with your payment (make sure to take the receipt).

Once the deal goes through, the deposit will be handed back to you after your tenancy contract is over. But if you decide to change your mind or back out of the deal, the deposit is given to the landlord as a form of commission. 

Ensure that when your tenancy contract ends, you do take a lot of photos of the property while its vacant so that you can claim your deposit back. 

Oh, and of course keep the receipt of your deposit handy.

**Step five - Time to sign the dotted line!**

Once you’ve handed your deposit over to your agent, they would send you over a tenancy contract which contains all the details of your rental, your agreements between yourself and the landlord and of course any clauses that are in accordance with the tenancy laws. 

If you aren’t sure of the tenancy laws, it would be helpful to brush up on [your rights as a tenant in Dubai](https://www.allsoppandallsopp.com/dubai/about-us/news-videos/774-Simplifying-real-estate%3A-Your-rights-as-a-tenant-in-2023). 

Take a thorough read of the contract, if you spot something that wasn’t mutually agreed upon or something that you’d like to revise, you can always bring it up with your agent. Ain’t that simple?

Once you’re sure and are set to rent in Dubai, you can sign the tenancy agreement, and handover the deposit over to the agency. The landlord will then sign the contract too, and hand over the rent cheques to your agency. It’s highly crucial you keep a copy of the contract and an acknowledgement receipt with you and one copy of the contract is handed to the landlord.

All signed, the keys and cards are then handed over to you, and a handover agreement is also signed - You’re on your way to rent a property in Dubai! 

**Step six - Register your tenancy agreement with Ejari**

This is one of the most crucial steps of your rental agreement. Once you’ve signed your tenancy agreement, your real estate agent will [register your agreement with Ejari](https://www.linkedin.com/posts/allsopp-&-allsopp_how-to-register-your-ejari-in-dubai-activity-6939940603677794304-dR-E/?utm_source=linkedin_share&utm_medium=ios_app). 
Ejari is an online registration system that is in accordance with RERA that requires all rental and lease contracts in Dubai to be recorded on this portal. The main purpose of this is to justify the relationship with the landlord and tenant. 

In order to register for Ejari, either you or your agent can go to any typing centre with your documents or do it online via their official website. Its crucial to have the deposits, contract duration and rent amounts are clearly stated in your Ejari.

The documents required for registration are:

**Original tenancy contract**

**Title deed (from landlord)**

**Tenant and landlord’s passport copies**

**Copy of tenant’s Emirates ID**

**Step seven - Set up your DEWA**

As you may know, [DEWA is Dubai’s electricity and water authority](https://www.allsoppandallsopp.com/dubai/about-us/news-videos/776-Simplifying-real-estate%3A-How-to-register-DEWA-in-your-new-home) which all residents have to register their homes for in order to receive water and electricity connections. 

This happens after your contracts are signed and Ejari is ready. If you have a new connection or an old one - the procedure is pretty straightforward.

Hint: You can sign up on their application or online too - here’s how:

The online DEWA application requires you to fill the form stating the Ejari number, Emirates ID number and your passport number. Once that’s done you’ll have to pay the deposit amount through DEWA’s online payment gateway and the service will be activated within 24 hours of registration and payment.

A refundable security deposit of AED 2,000 for an apartment and AED 4,000 for a villa will also have to be paid. Activation charges are AED 100 for small meter and AED 300 for large meters. Lastly, an amount of AED 30 has to be paid for registration, knowledge and innovation fee.

And voila, your DEWA is set up!

**Step eight - Pack your bags and move in!**

You’re almost set to move in and all you need to do now is sign a move-in form. Depending on your community, your real estate agent would let you know if you need a permit for moving in, this can be simply applied for through the developers website and can take up to five business days to process. You will require a passport, Emirates ID copy, certificate of your rental payment, copy of your tenancy contract and the unit’s most recent service charge receipt which can be obtained from the landlord.

As a UAE resident, hearing the word ‘tax’ might be uncommon and most of us don’t even think about it. Surprisingly, some of us don’t even know what tax is and who can blame them! 

But like most countries globally, the UAE has recently announced the introduction of UAE tax, starting with VAT back in 2018, there’s now corporate tax in the UAE, coming at the end of June. The Federal Tax Authority (FTA) has launched the registration for corporate tax in the UAE through a new digital tax services platform known as EmaraTax.

This was launched for UAE tax services on May 15th - and here’s everything you need to know…

**What is EmaraTax and how does it work?**

EmaraTax is a digital tax services platform that Taxable Persons need to be paying for UAE corporate tax purposes. All those working in public joint stock companies and private sector companies are liable to UAE tax and are to be paying corporate tax. 

According to the Federal Tax Authority, those who work in government companies or free zones are not entitled to pay for corporate tax. 

If you’re eligible for UAE tax, you would need to obtain a tax registration number through the Federal Tax Authority in order to pay your corporate tax. And if you’ve still got a few questions in regard to corporate tax, let us give you a refresher!

**Corporate Tax in the UAE - A refresher:**

Effective June 1st, 2023 - The UAE announced a corporate tax of 9% which is applicable to companies that generate a turnover of AED 1 million yearly, which was announced on May 17th, 2023.

This tax applies only to private sector companies, public limited companies and businesses but is exempt to government companies and is currently not applicable to freezone businesses either, but registration for freezone will be made soon. 

Businesses that generate a turnover below AED 1 million will be exempted from corporate tax as this is to support start-ups and small businesses. 

In addition, the Corporate Tax regime provides financial and administrative relief to support start-ups and small businesses. Businesses qualifying for such relief will not pay any tax and avail simplified filing requirements where their turnover is up to AED 3 million.

**Does corporate tax apply to personal incomes too?**

If you’re wondering whether UAE tax applies to your income too - then no, this isn’t income tax, corporate tax solely applies to company revenues and has nothing to do with an individual’s personal salary, rental income or any other income that isn’t enterprise related.

And also, corporate tax doesn’t apply to non-resident companies, if you are generating a source of income through the UAE but do not have a company set-up base here, you do not need to sign up for the corporate tax. 

**How to sign up for EmaraTax?**

Those who are eligible to register will have to generate a tax registration number through the website after which they can then obtain an e-service card on tax registration.

In order to register on the Federal Tax Authorities newest system - EmaraTax, it requires businesses to ensure that the documents requested by the website are  submitted to the Federal Tax Authority are correct and comply with the law.

### The Dubai property market saw a dip in total sales transactions and sales value during April. However, year-on-year sales transactions remained 46% higher than April 2022, and total sales value was also 16% higher than this time last year.

Several external factors contributed to the dip, including the Ramadan, EID, and Easter holidays. This led to fewer new properties coming to market, a drop in property sales viewings and less new sales transactions registered by the Dubai Land Department.

Despite the wider slowdown, Allsopp & Allsopp saw encouraging results across Villa/Townhouse sales in key residential areas, which grew 16.4% month-on-month, and new client registrations up 12.6%

The Dubai property market snapshot for April 2023 is LIVE!



We get it, Dubai is the best city to reside in - especially when you’re house-hunting with us! 

But what makes Dubai the best city to reside in, you might ask? Well, Its consistent change toward bringing sustainable and smart projects into action and consistently trumping world records after another is definitely a starter - and this is just the beginning. 

So, when it comes to the next big thing, our expectations are bound to be high! RTA has recently announced that abras at the Dubai Creek would now be driverless and would operate on electricity. 

If you thought electric cars were all that, wait till we travel on the creek in these electric passenger abras. And for those of you who don’t know what abras are, they are small passenger boats that carry about eight people through the creek daily. 

There are 150 abras on the Dubai Creek, with prices starting at AED 1 per person, it's a great way to explore Old Dubai and commute through Bur Dubai and Deira if you plan to skip on the traffic! 

**The journey of driverless abras**

RTA began the initial testing for driverless abras at Al Jaddaf going all the way to Festival City at the Dubai Creek. The Autonomous Electric Abra has incredible features, with maintenance costs reduced by 30%, zero carbon emissions and no loud noises compared to the traditional abras. 

The best part, these abras are equipped with two electric motors with a maximum speed of seven knots. It has an autonomous control system and four batteries that ensure an operating time of seven hours at one stretch. 

How cool is that?

Even cooler, these driverless abras contribute to Dubai’s master plan to curb carbon emissions of public transport as per the requirements of the Dubai Supreme Council of Energy and is in line with RTA’s efforts to achieve Dubai’s Strategy for Self-Driving Transport that aims to convert 25 per cent of the total mobility journeys in Dubai into self-driving journeys by 2030.

Dubai is on its way to ruling the charts, and we’re all for it!

Skip the traffic: Dubai announces electric driverless abras

I hope you’ve had an incredible weekend and are ready to kick start into this week - so without any further a-do, let’s jump right into it.

Last week, Dubai’s property market saw an impressive 3,112 property sales transactions worth AED 9.3 billion! 

One of the top transactions from last week was an apartment worth a huge AED 160 million, sold in Burj Khalifa. Now ain’t that impressive? 

**Don’t need no driver…**

Dubai has announced the first trial of driverless electric abras. For those of you who aren’t familiar with abras, they are small passenger boats that travel through the creek.

RTA announced it over the weekend and this project will be part of Dubai’s journey toward being more sustainable and smart. This is the first electric marine trial in passenger transport!

**Breaking (more) global records**

Guess what? According to the Global Prosperity Index 2023, the UAE has topped number one globally for talent attractiveness and several global market indices - including working conditions and working hours.

The UAE market also ranked number one in the Arab world across 505 other indices, isn’t that amazing?

While Dubai’s skyline is abundant in stunning infrastructure and beautiful projects, it certainly holds the record for one too many world records too. But no harm in breaking one more is there? 

Well, Dubai certainly doesn’t think so and has recently announced the development of the world’s largest residential tower - Habtoor Tower. Dubai-based Al Habtoor Group is behind this mega project which would be built on Sheikh Zayed Road right opposite Dubai International Financial Centre. 

Habtoor Tower won’t be just another wonder because of its height but rather would be bringing the flair with its incredible amenities! It’s giving ‘luxury’ and we’re all for it! 

So, would you like to hear more on Habtoor Tower? Because as always - We’ve got all the scoop!

Let’s get right into it…

This multi-billion dirham project is like no other, trust us! From 1,701 houses across 81 floors - it’s spread across 3.5 million square feet. And we know, you might be thinking, 81 floors, that’s not tall but trust us - Habtoor Tower will consist of world-class amenities, seven parking floors and commercial arenas. This also includes restaurants, gyms, spa and saunas.

And did we mention, Habtoor Tower will be overlooking the iconic Burj Khalifa and would have incredible views over Sheikh Zayed Road and the Business Bay canal! 

If that’s not convincing enough - Get this, Habtoor Tower will also be built using innovative construction techniques, high-quality metal and steel which would make it one of the quickest towers to be built in the city. Handover is predicted for 2026 as Habtoor Tower currently is in its first phase of development.

Oh, and this unique curve shaped building would also have several swimming pools - maybe an infinity pool or two! And the best part, as Habtoor Tower is an innovative construction project, carbon emissions can be reduced by 50% compared to the regular carbon emissions that are released during traditional building constructions. 

Impressive, right? 

**Fun fact:** Dubai Marina’s Princess Tower is currently the city’s tallest residential building at present? It has 101 floors and is 413 metres tall!

**Dubai announces the world’s largest ocean restoration and ecotourism project, Dubai Reefs**

Dubai Reefs is an artificial reef and a sustainable floating community that would be dedicated to marine research, regeneration and ecotourism. The goal behind this is to work towards greater protection of the marine and coastal environment of Dubai. It will also include residential complexes, retail outlets, eco-lodges, wave farms and ocean farming.

This artificial reef would cover over 200 square metres and this reef will be home to over 1 billion corals and 100 million mangroves.

**Al Habtoor Group announces the development of Dubai’s tallest residential tower!**

Dubai already holds a record for the world’s tallest tower and Al Habtoor Group plans to beat that with another record breaker - The world’s tallest residential tower. It will be built on Sheikh Zayed Road overlooking the Burj Khalifa and Downtown area. 

The tower comprises 1,701 keys, 81 floors and total square footage of  3.5 million! This ultra-luxurious property will also have excellent amenities and is due to be completed in 36 months - which looks like mid-2026!

Exciting, right?

**Emirates Airlines announces three new destinations for premium economy flyers!**

If you are a frequent flyer with Emirates or are one for luxury travelling, Emirates has recently added three more destinations to their flying chart which would include the Premium Economy cabin. The three new destinations are Singapore, San Francisco and Houston. 

Premium Economy cabins are spacious reclining chairs, with an extended foot-rest, large storage space and a 13.5 inch television which has over 5,000 entertainment channels. They also have six different adjustable headrests, a large side table, different charging ports and flyers will have a separate check-in station at Dubai International Airport.

**Dubai’s new one-mission work visa - How does it work?**

Dubai's Weekly News Snapshot: The Ampersand 12-05-2023


On this week’s episode of Taking Care of Business, COO; Carl Allsopp is joined by a special guest - Mr. Chris Bowman who is the founder of [Elite Sports Performance](https://elitesportsperformance.ae/). They discuss all things high performance, what it takes to stay ahead in life and what are the key factors to stay consistent in high performance training. 

To begin with, Chris Bowman introduces his business Elite Sports Performance and shares his journey of working alongside over 270 different athletes for rehab, training off season and on season. This includes pro-athletes, premier league footballers and local athletes. Chris comes to Dubai with over 10 years of industry experience in performance management. 

Carl then talks about his own journey on performance, he discusses the importance of being mentally and physically healthy through discipline and workout. He believes it improves your overall quality of life and helps you transform into a much healthier and productive person.

Carl then attributes it to lifestyle and how changing a few daily habits can help you feel more productive and active on a daily basis. Chris then expands on what the differences one can see between someone who’s just begun their journey and someone who’s ahead in their training journey. He discusses how someone who is ahead - does not see their workout and training as a chore but rather a part of their routine, something they are adapted to and work on daily. 

Chris then discusses how early performers take time to build up on their journey as results don’t come instantly but rather require consistent discipline. He then talks about professional athletes such as Ronaldo and Messi - who don’t just incorporate their high performance journey into their daily life but also focus a lot on their recovery as the muscles require time to recover and grow. 

Moving further, Chris and Carl then discuss the connection between high performance and nature - the environment one is in and how it can impact their journey. This leads them to further expand toward how a release of chemicals such as Dopamine, Serotonin and Cortisol can affect our journey. Chris discusses how alcohol and chocolate or five minutes on social media release a buzz of dopamine in our minds but that follows with a crash - Although, with a workout, dopamine releases serotonin which offers the next day to not come with a crash but rather a lift of energy. 

This brings them to discussing how our hormones are connected to our habits. Chris talks about the importance of maintaining good habits as those control the chemicals and hormones in our bodies. This brings Carl and Chris to share the success story of our Associate Director; Rob Kempton who lost 30 kgs in 80 days with the help of Chris’ high performance training. They discussed his journey and how he maintained a consistent routine and future identity. 

Chris strongly believes in the importance of setting a future identity - which is a future goal you’d like to see yourself achieving and consistently working toward it without expecting instant results - as the key to a healthy mind and body is consistent care. 

Chris also shares his personal advice to those starting out with their journeys on how they could stay on track - What’s the importance of staying consistent.
