## From Manchester to Dubai: A Property Passion Ignited

Marc starts by speaking  with Katie whose journey from UK property deals to the Dubai scene is seriously inspiring. "If you're going to be in property," she says, "you may as well be in a market that's thriving." What's even more interesting is how she built her following on Instagram, not by flashing fancy properties, but by educating people. "No one wants to be sold to all the time," Katie explained, emphasising the power of building trust through genuine advice first and then selling second.

## From Corporate Boardroom to Dubai's Real Estate Grind

Liam, whose story is completely different, went from a corporate job in a family business to diving headfirst into Dubai's property market. Why the switch? "I realised I enjoyed the grind more than I enjoyed the corporate position," he shared. However finding out his wife was pregnant shortly after quitting his job was a little unexpected but he took the leap and ended up in Dubai.

## Why Dubai Off-Plan?

With developers launching projects every 18 hours Liam points out the intense competition, with developers constantly pushing the envelope with jaw-dropping amenities. But amidst the buzz, there's always the question: is it sustainable?

Katie and Liam were refreshingly optimistic. They highlight the influx of people, the government's ambitious plans, and Dubai's growing appeal on the global stage. "With the amount of launches coming up, there'll be more projects coming to market," Katie predicted. And Liam echoed that sentiment, noting the increasing interest from investors in the UK and America.

## Navigating the Sea of Options: Expert Advice

With so much to choose from, how do you know where to invest? Both Katie and Liam stressed the importance of understanding your goals. "Someone who's coming into the market for cash flow, I would advise very differently to someone who wants a long-term capital appreciation play," Katie explained. Liam added that it's all about aligning the investment with your long-term strategy.

And what about the risk? Is it really a gamble? They acknowledged the need for due diligence, but also pointed out the security of Dubai's real estate regulations. Plus, with the sheer demand and the city's continuous growth, they see plenty of opportunities.

## Where would you be investing your money?

When asked for their top picks, Liam suggested the Aldar Wilds launch. Katie highlighted the potential of villa communities and waterfront properties.

On this week's episode of Taking Care of Business the brothers delve into Dubai’s property transaction figures for February 2025, focusing on data from Allsopp & Allsopp and the Dubai Land Department. Lewis and Carl discuss how agents are queuing overnight for property reservations, the impact of the new Golden Visa regulations, and the differences between Dubai’s property value compared to other key cities.

## A Tale of Two Markets

The podcast kicked off by acknowledging a clear division in the market. Villas and townhouses are experiencing a surge in demand, while the apartment sector, though still active, presents a different picture. "There's a massive, massive demand for villas and townhouses and there's no way near enough," Lewis states, highlighting the intense competition for villa and townhouse properties. “This boom is driven by limited inventory and the appeal of larger living spaces, as families grow up alongside Dubai’s development” adds Carl.

This was vividly illustrated by the overnight queues for new launches, like Tilal Al Ghaf with Carl saying, "we are in a day and age 2025 where people are queuing up overnight to stay in the queue to try and be able to reserve a property," Lewis remarked, emphasising the extraordinary levels of interest.

## Numbers Don't Lie - Limited Stock Fuels Price Hikes

## The statistics spoke for themselves:
- 93% increase year-on-year in villa and townhouse sales value (Dubai Land Department)

- 105% increase in sales value (Allsopp & Allsopp data)

- 102% increase in sales volume (Dubai Land Department)


Lewis asks Carl why he thinks the townhouse and villas data is booming?" Carl says it could be attributed to limited inventory, the appeal of larger living spaces, and the trend of families "growing up" alongside Dubai. The limited inventory is a key driver for the price hikes.

## Complexity and Privacy Drive Cash Deals

Shifting focus to the luxury segment, the podcast revealed a striking trend: a 91% increase in cash buyers year-on-year. "When you have a lot of money, you probably have a more complex financial situation," Carl explained, suggesting that navigating complex ownership structures often makes cash purchases more efficient. Lewis also adds that often those with high value assets, will leverage those assets to gain cash, rather than going for traditional mortgages. The high percentage of cash buyers is also likely driven by the privacy that cash transactions provide.

The success of Jumeirah Golf Estates was another highlight, with Allsopp & Allsopp boasting a 52% market share of sold properties. "That is wild numbers," Lewis says. The surge in high-value villa sales in JGE has been attributed to extensive renovations and the rising market.

## A Shift in Dynamics - Landlords Seek Market Value

The rental market is also experiencing significant changes. A 30% decline in rental renewals month-on-month was noted. This was attributed to tenants looking to move to homeownership.
Rental prices are also on the rise, with a 4% increase month-on-month for apartments and a 7% increase for villas and townhouses.

## Dubai's Value Proposition

The podcast concluded with a discussion on Dubai's overall market value. "I think it's where it should be, based on population, people coming to country,"Carl states. Lewis and Carl then did a comparison between London and Dubai property prices. They concluded that Dubai is currently offering better value for money. Dubai’s current market value is supported by its continuous population growth.

The recent change in mortgage regulations, where fees and commissions can no longer be included in the loan, was also discussed. Both agreed that this would have an impact on buyers. The change will cause some buyers to adjust their buying power.

Your Burning Questions, Answered: Inside Life at Allsopp & Allsopp 

Dubai's real estate market continues to demonstrate strong growth and evolution. Recent data from 2024 highlights the significant price appreciation seen in comparison to 2019. This growth underscores the need to re-evaluate current Loan-to-Value (LTV) ratios to ensure they remain aligned with the market's dynamics and keep buying viable options as prices continue to increase.


Currently, Dubai's LTV regulations typically require a 20% down payment and allow for 80% financing for properties valued up to AED 5,000,000, plus commissions and 4% transfer fees which can no longer be financed. However, for properties exceeding this AED 5,000,000 threshold, the down payment increases to 30%. This shift significantly impacts buyers' purchasing power.


Comparing 2024 sold data to 2019 reveals a clear trend of increasing property values. For instance, data shows that a villa in Victory Heights sold for AED 4,000,000 AED in 2019. In 2024, similar villas in the same community are selling for AED 6,750,000. This significant increase pushes many properties well beyond the AED 5,000,000 threshold, requiring a 30% down payment.


Additional data points further illustrate this trend. An apartment in Al Majara in Dubai Marina sold for AED 1,500,000 in 2019. By 2024, comparable apartments in the same building are selling for AED 3,500,000. This over double of a price increase over five years highlights the rapid appreciation of property values.


Given the substantial price increases between 2019 and 2024, the AED 5,000,000 threshold for LTV ratios may no longer be effectively serving the Dubai property market. Revisiting and potentially increasing this threshold to better reflect current property values. Adjusting the LTV ratios could alleviate the financial burden on buyers, particularly those looking at mid-range to higher-end properties. This adjustment could stimulate market activity and ensure continued growth.

By updating LTV regulations to reflect the significant price appreciation seen between 2019 and 2024, Dubai can maintain its position as a leading global real estate hub and ensure

My mam first and foremost, she is everything I aspire to be and I’ve always looked up to her! I still say when I ‘grow up’ I want to be just like her… despite the fact that I’m 29!

##  What are you most proud of achieving in your career?

Becoming Director of Marketing earlier this year was a super proud moment for me. I turn 30 next month and had hopped on the ‘30 by 30’ trend of things I wanted to achieve. Some felt like dreams at the time I wrote them so it feels amazing to have been able to tick this one off!

## We asked Nathalia the following questions:

## Who are some of the women that have inspired you in your life?

My mom, for being an amazing mom to the three of us while always juggling working full time, raising three children and teaching hundreds of other kids as we were growing up. She taught me so much about making an impact no matter how small, being a fearless and successful woman and always being kind to others. My grandmother has been a business owner and breadwinner for her family since my grandad got ill super early in their life. She’s raised three children, built her own business (employing females only to give them a chance of also being the breadwinners of their families and achieving sovereignty and independence) and secured a stable and happy life for everyone surrounding her. 

In a different dimension, Malala has always stood out for me as an incredibly inspiring woman and an example to be followed in fighting for the right thing (and for others).

## What’s one word you think someone would use to describe you?

Maybe relentlessness…? 

## What is your proudest achievement in your career so far?

I would say my career on its own. I started working informally at the age of 14, became a mom when I was 17 and officially started my professional career with a 6 months old baby girl. Fifteen years down the line and I moved countries, worked with so many great people and have been holding positions of responsibility for quite some time. Having grown so much in a short span of time makes me really proud, but more than that just knowing I achieved that without ever letting go of my principles and ethics, giving the right example to my daughter is what makes me the proudest.

## Which female lead would play you in a movie about your life?

That is a difficult one, but I guess Meryl Streep. She is so versatile, so deep in each character she plays and known for intense commitment, preparation… she does not just act, she transforms.

In this week's International Women's Day special episode of Taking Care of Business, Private Office Advisor Lyndsey Redstone joins Lewis Allsopp to discuss her incredible career trajectory. Lyndsey, who now specialises in ultra-luxury properties at Allsopp & Allsopp Private Office, shares her journey from humble beginnings to handling some of Dubai's most prestigious listings. Join Lewis and Lyndsey as she shares the secrets behind securing a remarkable $109 million listing and the power of persistence.

## The Early Days

Lyndsey started her Dubai real estate career in 2010, fresh off a move from London. She recounts her early days navigating the Springs with paper maps, relying on the Burj Khalifa as a landmark (which, as Lewis points out, isn't always helpful!). Lyndsey recalls her first office, a villa shared with some unwelcome "pets" – cockroaches which is a far cry from the sleek, modern offices Allsopp & Allsopp boasts today.

## Lessons Learned

Lyndsey openly discusses her five-year stint in management, admitting that while it provided valuable experience, it ultimately wasn't the right path for her. "Financially, yes, I think it cost me a lot of money going into management for those five years," she reflects. This period reinforced her passion for being a broker and client interaction.

## The Secret to Success

Lewis, having witnessed Lyndsey's growth over the years, asks her to share the secret to her success. "Make sure that you go above and beyond for your clients because then they refer you extra business," Lyndsey advises. She emphasises building strong relationships and providing exceptional service, even for smaller transactions is the key to being a successful agent. This approach has earned her a loyal clientele and a stellar reputation in the market.

## The Allure of Off-Market Luxury

The conversation shifts to Dubai's luxury real estate market, where Lyndsey now thrives. She reveals that many high-end deals happen off-market, catering to the desire for exclusivity and privacy. Lyndsey describes the stunning AED 400 million villa she currently has listed off market  “AED 400 million which I don't have to spend, I wouldn't want to buy a house that everyone has seen the inside," she explains. Whereas Lewis likes to showcase a property and put it out there for the world to see. However, they both acknowledge that their combined approach contributes to their overall success.

## Dubai's Market Dynamics

Lyndsey and Lewis delve into the dynamics of Dubai's real estate market, noting the significant price increases in recent years. "Dubai has also made people wealthy," Lewis observes, highlighting the impressive returns on investment many homeowners have experienced just from purchasing a home. They also discuss the appeal of Dubai compared to other major cities, citing factors like tax benefits, safety, and lifestyle.

## Investing for the Future

Lyndsey shares her personal investment strategy, emphasising the importance of building a property portfolio for long-term financial security. Lyndsey discusses how her and her husband view their investments as a retirement plan, echoing Lewis's belief that property is a powerful hedge against inflation.

How She's Building a Legacy: The $109 Million Mega-Mansion Listing

Jess Stephenson, Head of Sales Progression at Allsopp & Allsopp, has been a key figure in the company since joining in 2013, shortly after relocating to Dubai. Originally from Newcastle upon Tyne, Jess embarked on her real estate career straight out of school in the UK before making the move to Dubai as a Sales and Leasing Consultant. Her natural aptitude for the industry saw her transition seamlessly into Sales Progression, where she specialised in managing property transactions from contract signing to transfer at the Dubai Land Department.

In 2019, Jess was promoted to Head of Sales Progression, leveraging her extensive expertise to become a senior leader within the business. Beyond her role, she is a dedicated property investor, actively managing a diverse portfolio that includes short-term rentals, off-plan purchases, and strategic resales. With her strong leadership skills, deep market knowledge, and ability to navigate complex transactions, Jess is an invaluable asset to Allsopp & Allsopp’s success.

## We asked Jess the following questions:

## Who are some of the women that have inspired you in your life?

My Mum, she worked incredibly hard to give me the upbringing and education I had. My Aunties are all strong, hardworking and loving, caring women. One generation separates me from my paternal Grandmother who was a Coalminer's wife. I'm proud to have had such strong women in my family before me.

The women I work with inspire me, especially those in my team; they work so hard, face challenges inside and outside of work but no matter what they have going on, they show up and give it their all. I’m so grateful to work so closely with such amazing ladies.

Outside of the women I know I’ve always admired, Karen Brady, is there anything more iconic than being a female MD at an English football club, at age 23, in the early 90s? And of course, my fave - Victoria Beckham. She has a relentless drive about her and is prepared to turn tough situations into ones that work for her. And, her makeup brand and perfume are incredible! 

## What’s one word you think someone would use to describe you?

Creative, if I wasn't doing the job im doing I would definitely be in a creative role, I love renovating properties 

## What is your proudest achievement in your career so far?

Success with integrity; there are difficult decisions that you have to make throughout a career, but I am most proud of having success while staying true to what I believe is right, and speaking up especially when you know what you’re about to say will be unpopular. I believe that if you go with your gut along with the facts you have in front of you, you can’t go far wrong.

## Which female lead would play you in a movie about your life?

I’d love Kaya Scoderlario who plays Susie Glass in The Gentlemen, she’s ruthless, stylish, enigmatic, and feminine at the same time. I love how ‘not mainstream’ she is. With the caveat that we somehow convince Claudia Winkleman's stylist Sinead McKeefry to be involved, I am obsessed with everything she puts together!

Selina Sanger is the Head of Learning & Development at Allsopp & Allsopp, dedicated to equipping the workforce with industry-leading training and development programs. A CIPD-qualified HR professional, Selina has over 10 years of experience in HR, having started her career in Learning & Development, where she developed a passion for empowering people and driving organisational success across HR Business Partnering and other key HR functions. She later relocated to Dubai as an HR Consultant, bringing her expertise in HR across a wide range of industries in the UAE and GCC region. 

Since joining Allsopp & Allsopp Selina’s impact has been undeniable, earning a promotion to her current role within just seven months. Her ability to captivate a room, educate individuals, and inspire success makes her a key figure within the company. Through her leadership, employees receive the guidance and tools they need to excel in the competitive real estate market, reinforcing her role as a driving force behind Allsopp & Allsopp’s continued growth.
Selina is currently pursuing her Master’s in Human Resource Management and Development at Middlesex University Dubai, Selina is committed to pushing boundaries, evolving, and driving meaningful change in the HR industry.

## Who are some of the women that have inspired you in your life?

My mum and my aunty have been the biggest inspirations in my life. Their resilience, strength, and support have shaped who I am today. They’ve shown me the importance of hard work, kindness, and standing up for what you believe in.

## What’s one word you think someone would use to describe you?

Resilient. No matter the challenges I’ve faced, I’ve always found a way to adapt, grow, and come back stronger.

## What is your proudest achievement in your career so far?

I’m proud of the impact I’ve made wherever I’ve worked, whether that’s driving change, building people-focused initiatives, or helping others grow and succeed. One of the biggest leaps I took was packing my bags and moving to Dubai, leaving behind my career and life with the hope of finding new opportunities and bettering myself. I’ve constantly pushed myself out of my comfort zone, from working across different industries to going back to university for my Master’s. And, of course, stepping into my current role as Head of L&D, where I get to support our amazing colleagues in their growth and success, has been a truly proud moment for me!

## Which female lead would play you in a movie about your life?

Fun question, I think I'll go with, Angelina Jolie! She’s bold, fearless, and always evolving. Plus, who wouldn’t want a little action, adventure, and a killer wardrobe in their life story?
