At some point, every broker in this business closes the deal that changes things. The one that lands a commission bigger than anything they have seen before. It is a genuinely exciting moment, and it should be. But it is also the moment that quietly determines what kind of career you end up having here.
What you do in the weeks after that deal matters more than the deal itself. So before you get too far ahead of yourself, there are a few questions worth asking.
Before anything else, look at where your savings actually sit. A big commission feels like a windfall, but if it is just filling a gap you have been running on for months, that is not progress, that is catching up. Get back to a proper safety net first, everything else you do with this money should come after that, not instead of it.
This one gets skipped more than people think. A first big deal deserves to be recognised, whether that is treating yourself or someone who has supported you along the way. The work does not stop, but it is worth pausing long enough to actually acknowledge what you achieved. If you never let yourself enjoy the wins, the job becomes very hard to sustain.
One big deal is a moment, a career is built on what comes after it. Use this as the point where you set your next target, not a vague sense of wanting to do well again, but an actual figure you are working towards. The brokers who keep performing at a high level are usually the ones who turn a good result into the next goal, rather than treating it as the finish line.
A commission like this changes your financial position, and that deserves proper thought, not a spending decision made in the moment. Speak to someone who actually knows what they are talking about. Whether that is about saving, investing, or simply understanding your options, get real financial advice rather than guessing.
For a lot of agents, a first big deal is the first time getting on the property ladder actually feels possible. It is worth asking seriously whether this is that moment for you. You spend your working life helping other people build their futures through property. It is worth asking whether it is time to start building your own.
Every one of these questions comes back to the same thing. Think about what you were earning before you came to Dubai. For most people in this industry, it is considerably less than what they can earn here, and it is easy to lose sight of that once the money starts coming in regularly.
