Elon Musk’s Boring Company to Build 150km of Tunnels Across UAE: What It Means for Dubai Real Estate

Dubai is continuing to invest heavily in the infrastructure that supports its rapid growth, and the latest announcement from Elon Musk’s The Boring Company could have a significant impact on how people move around the city.

The tunnelling company has announced plans to develop more than 150 kilometres of tunnels across the UAE, backed by a new $3 billion funding round led by UAE-based investors. The funding values The Boring Company at around $23 billion and will support the expansion of its underground transport network.

For Dubai, the announcement adds another layer to the city's long-term transport strategy in addition to the Dubai Loop and raises an interesting question for the property market: what could improved connectivity mean for Dubai real estate?

What is the Dubai Loop?

The Boring Company is already working with Dubai's Roads and Transport Authority (RTA) on the Dubai Loop, an underground passenger transport system designed to improve movement through some of the city's busiest areas.

The first phase will involve a 6.4-kilometre tunnel with four stations, with The Boring Company and the RTA now moving through design and mobilisation ahead of tunnelling. The company says it is targeting the start of tunnelling in the second half of 2026, subject to the required permits and approvals.

The wider UAE plans would take the concept considerably further, with more than 150 kilometres of tunnels planned as the company expands its technology beyond the initial Dubai project.

The idea is relatively simple: move more journeys underground, helping to reduce pressure on Dubai's roads while creating faster point-to-point connections across high-density areas.

Why could this matter for Dubai property?

Transport infrastructure has always played an important role in how Dubai's communities develop.

For buyers and tenants, accessibility is one of the practical considerations that can influence where they choose to live. Being close to major roads, Metro stations, airports, business districts and leisure destinations can make a property more convenient and, in turn, more attractive to a wider pool of residents.

The Dubai Loop will add another dimension to that equation.

As Dubai continues to grow, new infrastructure can make previously less accessible areas easier to reach. It can also strengthen connections between established residential communities, commercial districts and the city's major destinations.

That does not mean every property near a proposed route will automatically see a rise in value. Property decisions are influenced by a much wider range of factors, including supply, property quality, community amenities, pricing and demand.

However, connectivity is an important part of the bigger picture.

Dubai's infrastructure is evolving alongside its property market

The announcement is another example of how Dubai is planning for the city it expects to become, rather than simply responding to the city it is today.

The emirate continues to attract new residents, businesses and investment, while major developments are expanding the boundaries of established residential and commercial areas, transport infrastructure needs to evolve alongside that growth.

The Dubai Loop is particularly interesting because it is being developed as a point-to-point system rather than a conventional road or rail network. The Boring Company says its mission is to provide rapid underground transportation designed to help tackle congestion and improve movement through cities. Its Loop system has already carried more than four million passengers in Las Vegas since 2021.

For Dubai, the potential is much bigger than simply reducing journey times. Better connections could make it easier for people to live further from where they work, access different parts of the city and consider communities they may previously have overlooked.

What does this mean if you are buying property in Dubai?

For anyone looking to buy property in Dubai, infrastructure is worth watching alongside the usual considerations such as price, rental demand, amenities and future supply.

Major transport projects can change the way a community connects with the rest of the city, which is why understanding what is being built, where it is being built and when it is expected to be delivered can be an important part of making an informed property decision.

The same applies to investors. Rather than simply looking at what is popular today, understanding Dubai's longer-term development plans can provide useful context when comparing different communities and properties.

With more than 150 kilometres of tunnels now planned across the UAE, the latest announcement from The Boring Company is another reminder that Dubai's infrastructure story is far from finished.
