Dubai's Weekly News Snapshot: The Ampersand 17-11-2023


In October, Dubai's real estate market achieved AED 24.24 billion in property sales, surpassing the annual all-time high. The secondary market dominated with 5,190 transactions, 79% of total sales. Apartments led with 65% of sales, followed by villas/townhouses (26%) and commercial/other properties (9%). Properties under AED 3 million were the most popular, representing 73.2% of sales.

The rental market also remained robust, with 40,840 transactions. Apartment rentals dominated, while villa and townhouse rentals also saw significant activity. Despite stable month-on-month rental prices, there's been a 20% increase since October 2022.

October was a busy month for Allsopp & Allsopp, new client registrations increased by 64%, residential listings by 36%, and viewings by 20%. Areas like Dubai South and Jumeirah Village Circle are gaining popularity, with sales in the AED 3-5 million range up 109% year-on-year. We also saw the highest sales in Downtown, Dubai Marina, Dubai Hills for apartments, and The Springs, Arabian Ranches, and Reem for villas/townhouses.

These transactions reflected a near-even split between cash and finance buyers (48%) for Allsopp & Allsopp, with a slight edge to cash transactions (52%).

Rental relief seems to be on the way with landlords offering flexible payment terms and the introduction of new rental inventory in suburban areas offering more options for tenants. The overall market also saw a hike in demand, with a significant increase in new rental applicants and viewings. Villa/townhouse and apartment rental prices rose by 2.8% and 3.6%, respectively. 

These and other trends showed a strong market with continued growth.

### Dubai Financial Markets (DFM) records an impressive 109 percent surge in net profits

In Q3 2023, Dubai’s summer narrative was transformed by a busy real estate sector, highlighted by the launch of Palm Jebel Ali and DIFC Living to name a few. Despite its high temperatures in the months of July to September, the city continued to attract global investors, with total sales figures reaching an impressive AED 92.6 billion, marking a 6% increase from Q2 2023.

Allsopp & Allsopp mirrored this upswing, noting a 72% surge in client registrations and a 13% rise in sales volume when compared to Q3 2022. On the rental front, viewings and client registrations rose significantly, pointing to the city’s resilient rental market.

### Dubai recorded a 63% jump in residence visas issued

This week, it was announced that Dubai recorded a 63% rise in residence visas issued compared to last year, while Golden Visas shot up by 52%, visit visas went up by 34% and tourist visas rose by 21%.

## Welcome to the Allsopp & Allsopp August 2023 Dubai Property Market Snapshot, a comprehensive look into how the Dubai property market performed over the last month.
<br/>

Dubai's real estate market has seen impressive growth, with the Dubai Land Department reporting sales transactions over AED 33 Billion in August, marking a 36% increase year-over-year. Off-plan sales constituted 58% of market volume, signifying a growth in new projects. Could this be Dubai racing to meet market demand? Cash transactions still remain king, with the majority of transactions happening in this segment. Despite headlines on ultra luxury sales filling up news feeds weekly, the majority of transactions remain within AED 2M to AED 3M range.
<br/>


Allsopp & Allsopp saw an average sales price of AED3.2M which is a 52% increase when compared to the same period last year. Amidst the German real estate crisis, German nationals accounted for 6% of sales at Allsopp & Allsopp, though UK nationals still remained top at 22%. Villas/townhouses witnessed a significant price rise of 55% year on year, with Al Barari and Jumeirah Golf Estates emerging as top transaction locations. Dubai Marina was the hotspot for apartment transactions, predominantly by Indian nationals, and the average apartment sales price has increased by 29% year on year.

Rental prices saw a notable 31% increase in transaction volume. UK tenants remained at the top for Allsopp & Allsopp followed by Russians and Indians. The apartment sector witnessed a significant 21% year on year rise in average rent with Downtown Dubai standing out. To ensure affordability, there has been a trend shift in payment methods; fewer tenants are opting for single or two-cheque payments, while three and four-plus cheque payments have gained popularity.

### DWTCA Free Zone Sees Stellar Rise in H1 2023 Licence Renewals 


The Dubai World Trade Centre Authority (DWTCA) Free Zone observed a significant 250% growth in licence renewals in H1 2023, rising from 254 to 892. Additionally, it welcomed 322 new businesses, marking a 32% YoY growth. Abdalla Al Banna, VP of Free Zone Regulatory Operations at DWTC, emphasised their alignment with Dubai's Economic Vision, attracting international investors and positioning Dubai as a pioneer in economic innovation. The Free Zone, serving a variety of sectors, is also dedicated to sustainability in line with the UAE's Net Zero 2050 initiative.

### Majid Al Futtaim first-half earnings soar 74% on robust momentum of UAE economy
 
Majid Al Futtaim Holding, Dubai's leading private sector firm and the Middle East's top mall operator, witnessed a 74% annual jump in its six-month net profit to Dh1.7 billion ($463 million), driven by the UAE's robust economic growth. Revenue increased by 5% to Dh18.9 billion. Despite global economic challenges, the UAE's property market showed strong performance, and this buoyancy positively impacted the company's earnings. 

The conglomerate, involved in retail, leisure, and property development, is set to launch a new development by year-end. The firm's property segment was a significant revenue and profit contributor, with their UAE malls, especially the Mall of the Emirates, experiencing increased footfall and tenant sales.
