UAE Landlords Can Now Check Tenant Credit Scores Through UAE PASS - What It Means for Dubai’s Rental Market

Dubai’s rental market is becoming increasingly data-driven, with UAE landlords now able to check prospective tenants’ credit scores through a new consent-based system linked to UAE PASS and the Etihad Credit Bureau (AECB).

The new “Tenant Screening” service allows landlords to request a tenant’s credit score before signing a tenancy agreement, with the tenant required to approve the request directly through UAE PASS.

How Will Tenant Credit Checks Work in Dubai?

The system has been introduced through the AECB mobile app and is designed to create more transparency between landlords and tenants during the rental process. Rather than relying purely on salary certificates, references or cheque structures, landlords can now access an additional layer of financial due diligence before agreeing terms.

Importantly, the process is entirely consent-based, meaning tenants remain in control of whether their information is shared.

Why This Is Good for Dubai’s Real Estate Market

From a brokerage perspective, this is a positive step towards a more mature and secure rental market in Dubai.

For landlords, it helps reduce risk when leasing high-value properties and offers greater confidence around payment reliability, particularly as Dubai’s rental market continues to grow rapidly.

For tenants, strong credit profiles may now help strengthen applications, improve negotiating positions and speed up approval processes on competitive properties.

The introduction of tenant screening also aligns Dubai more closely with mature international rental markets where financial checks are already standard practice.

Who Benefits Most From UAE Tenant Screening?

The biggest impact is likely to be seen across:

  • High-value villa rentals
  • Luxury apartments
  • Corporate leasing
  • Branded residences
  • Professionally managed portfolios

In these sectors, landlords are often prioritising long-term tenant quality and financial stability just as much as headline rental price. For real estate brokerages, the system also creates a more transparent leasing process, helping reduce disputes, improve tenant matching and streamline transactions across the market.

What This Means for Dubai Tenants

For tenants planning to rent in Dubai, credit history may now become a more important part of the application process moving forward. While this won’t replace traditional affordability checks, it adds another layer to how landlords assess applications - particularly in competitive communities and premium price brackets.

As Dubai’s property market continues to evolve, digital verification systems like this are likely to become a much bigger part of the rental landscape over the coming years.
