In case readers don’t already know, where is Victory Heights?

Victory Heights is located just a five-minute drive along Al Khamila Street from the Emirates Living community, nestled between Motor City and Jumeirah Golf Estates. It’s one of the easiest communities to access, with entrances from Hessa Street, the E311 and Al Khail Road.

What makes it different from other villa areas?

Firstly the villas themselves, and secondly the area; the villas built in Victory Heights are unique to the area, you won’t see them repeated in other communities. With only 961 properties in the area, the streets feature a variety of architectural styles, unlike some areas where you see rows of back to back identical villas, as well as the build quality being excellent.

Secondly, in terms of the area, a sporting lifestyle runs through the heart of the community. Sprawling greenery, running tracks, cycle tracks, outdoor gym equipment, and exceptionally well-maintained parks are scattered around. Being part of Dubai Sports City you’re also surrounded by world-class sporting facilities including indoor and outdoor football pitches used by English Premier League Football teams amongst others, the Michel Salgado Spanish Soccer School & the ICC Academy, athletics track and facilities, along with the new 100,000 sq. ft. FitRepublik gym which is the largest in Dubai, all on your doorstep.

Which areas are comparable to Victory Heights?

Buyers tend to look along the stretch of Green Community DIP, Jumeirah Golf Estates, Victory Heights, Green Community Motor City, and the Arabian Ranches. People that have previously been loyal to the Emirates Living location that is changing their perceptions and seeing Victory Heights as a place that they want to be since the addition of the Hessa Street access. I would suggest to anyone looking for a family home in Dubai should consider the area. It may not be for you, but I think you are doing yourself a great disservice if you don’t come and have a look around.

How does the pricing of Victory Heights compare with similar areas?

Buyers looking now are often torn between the luxury of a well-established community, and looking at areas with potential growth, but not wanting to compromise on facilities and landscaping. Victory Heights is a great compromise, the area has a fully established community, yet there is still room for growth on your investment; Sports City will include a Canal with over a 1km stretch of waterfront retail, two malls, supermarket, and a cinema. Whilst, not a primary concern when buying a family home, for many people the house they live in is their biggest investment so it is important to make the right decision.

The price points are similar to the Ranches and slightly lower than in Jumeirah Golf Estates. The most recent transactions in the community give an average price of AED 1,404 per sq. ft. with the average sale price being just over AED 5.7m. If we compare that to the Arabian Ranches which is seeing an average of AED 1,340per sq. ft, for what is on offer in Victory Heights with a smaller community, villa size, build quality and the surrounding area the prices are very competitive in the market.

You’ve been selling homes in the area for over 4 years now, who would you say make up the majority of your clients and why does it appeal to them?

Families make up the majority of my clients, a mix of nationalities all looking for a welcoming and friendly community. When I sold a villa to the CEO of Allsopp & Allsopp, like many other people I’ve sold homes to he was extremely impressed with the space and greenery around the villas; most of the villas back onto parkland or golf course. There’s also an excellent nursery and primary school and talk of a secondary school to come. I’ve had a few of my clients come back to me over the years to upsize and have ended up doing so within the area they’ve been so content in Victory Heights.

What are your clients most surprised about when they first visit the area?

How easy it is to get to, and its proximity to key locations. In ten minutes you can reach the Dubai Marina and in twenty you can reach Downtown. People who haven’t been already don’t realise this and always comment on it.

Another unique feature in the community is the involvement from the residents; it’s the only community in Dubai with a true Residents Association where all community fees are paid to, this is closely regulated and allows the residents to decide how the money is spent.
