The Allsopp & Allsopp Dubai Property Market Report for Q3 2024 is now availableRead the report
As we close off the first half of 2024, Dubai’s property market has shown impressive growth across all residential sectors with no signs of slowing down.
The ultra-luxury property market in Dubai is seeing no signs of slowing down in 2023, with the recent sale of the first AMAIA villa for AED 72 million, marking the highest transaction ever recorded at Al Barari. AMAIA, a collection of six ultra-villas, is the definitive collection marking the culmination of the region's first integrated luxury and eco-conscious development. Charlie King, Associate Director at Allsopp & Allsopp, commented, "We are witnessing an acceleration of inward foreign investment at the very top of Dubai's real estate market. As someone focusing exclusively on ultra-premium residences, the number of days these properties stay on the market and the amount of viewing (before sale) are over 30% less than last 2022! International cash buyers continue to dominate the market; they know what they want and still see luxury Dubai residences undervalued compared to key global markets.”
The data in the graph below compares the price per square foot of $1 million in 21 key cities including Dubai as top 5 most affordable destinations in comparison to other global capitals such as , London, New York, Hong Kong and Singapore for example. The table also dives deeper into other centres like Monaco, Geneva, Los Angeles, Paris, Shanghai, Sydney, Beijing, Tokyo, Miami, Berlin, Melbourne, Madrid, Mumbai, Cape Town, and Sao Paulo.
Mohamad bin Zaal, Founder and CEO of Al Barari, said, "The last six Amaia villas represent the final chapter in the legacy at Al Barari. The Amaia project came from the heart, deeply rooted in the pillars Al Barari was founded upon, and the culmination of fifteen years of delivering premium living experiences and eco-luxury developments within our community. They are the soul of Al Barari, the very last of their kind." The UAE is expected to be the second most popular destination for affluent individuals looking to buy a home this year, following the UK, as a recent report shows. The ultra-luxury market continues to thrive in Dubai, AMAIA which punctuates the legacy of Al Barari has another 5 villas being released this coming April.
