Jumeirah Village Circle (more commonly known to residents and locals as JVC) is a residential community that has most definitely been causing a buzz over the last few years!
Featuring a mix of villas, townhouses and apartments that are designed to cater to different preferences, it’s fastly become a hub for those looking for a place to call home within Dubai.
With the property market at an all time high, we’ve seen community popularity soar across many unsuspecting areas - and JVC is without a doubt at the top of the list! From a suburb on the outskirts, to a family-friendly community that saw nearly 350 transactions just last week.
It’s the place to be!
So what is it about JVC that’s causing so much fuss?
Well in general, rent rates are lower than the market average.
You can rent a studio in JVC at the eye-catching rate of AED 40,000 a year, with one-bedroom apartments starting at AED 60,000 and the largest, stunning four-bed townhouses going for a steal of AED 150,000!

This vibrant neighbourhood is also becoming known for its lifestyle scene, with hotspots such as Goose Island, Five Jumeirah Village and Bakericious. You’ll also find plenty of kids’ playgrounds, more than 30 pretty parks and home-grown cafes around every corner.
According to Dubai Land Department, last month JVC stood in second place as Dubai’s most popular community, with a mammoth AED 500 million worth of sales in property transactions.
As we near the end of February, JVC is in the running for first place, already crossing 550 transactions within the first half of the month!
