If your landlord has a property manager, as a tenant you can expect services that encompass everything from conducting thorough schedules of condition reports and handling rental payments to efficiently managing maintenance tasks and ensuring tenants receive the necessary notices.

When preparing for the move-in process, it is essential to be aware of certain steps and expectations.
Firstly, both parties must sign the tenancy contract, carefully reviewing and agreeing upon all terms and conditions. It is important to note that any terms that have formed part of the negotiation are written into the contract.The rent cheques should be dated three days before the start of the tenancy, to ensure a seamless payment and handover process.
We will usually insist on a 7-10 day period between tenancy contracts to ensure that there is enough time to resolve any maintenance issues that were reported when the previous tenant moved out.
Another important step is the EJARI registration. You will need to provide 225 AED to your agent to facilitate this registration, as it is a legal requirement for tenancy agreements in Dubai. The EJARI registration guarantees that the tenancy contract is valid and compliant with local regulations.
By diligently following these steps and adhering to the necessary procedures, you can ensure a seamless move-in process. Clear communication and timely completion of required tasks will contribute to a positive rental experience for both parties involved.
As your Ejari is being processed, and has been successfully registered, you will receive an SMS from DEWA, and within 24 hours you’ll receive an account number. Using the account number, you can make your security deposit payment online.

Once the payment has been made, the utilities will be connected within the 24 hours.
After which the property manager will contact you to explain the process and how to use our Happy Tenant application (once both sides have signed the tenancy contract, you will receive a log in for the App). This will help you report any maintenance issues during the course of your tenancy.
Then you’ll be setting up all the utilities: DU, Empower/ Emicool/ DEWA.
Once DEWA and Happy Tenant is set up, you would have to apply for a move-in permit through the developer, in order for security to allow you & any moving companies to be allowed access to the community/building.
After that, our inventory clerk will book a move-in inspection. One item to note is that the inspections are scheduled Monday to Friday, between 8.45am - 5pm.
From there you will be handed the keys and you can enjoy your new home!
