### Dubai recorded a 63% jump in residence visas issued

This week, it was announced that Dubai recorded a 63% rise in residence visas issued compared to last year, while Golden Visas shot up by 52%, visit visas went up by 34% and tourist visas rose by 21%.

### RTA and Nakheel announce a major new bridge in Dubai

Dubai's Weekly News Snapshot: The Ampersand 15-09-2023


## Welcome to the Allsopp & Allsopp August 2023 Dubai Property Market Snapshot, a comprehensive look into how the Dubai property market performed over the last month.
<br/>

Dubai's real estate market has seen impressive growth, with the Dubai Land Department reporting sales transactions over AED 33 Billion in August, marking a 36% increase year-over-year. Off-plan sales constituted 58% of market volume, signifying a growth in new projects. Could this be Dubai racing to meet market demand? Cash transactions still remain king, with the majority of transactions happening in this segment. Despite headlines on ultra luxury sales filling up news feeds weekly, the majority of transactions remain within AED 2M to AED 3M range.
<br/>


Allsopp & Allsopp saw an average sales price of AED3.2M which is a 52% increase when compared to the same period last year. Amidst the German real estate crisis, German nationals accounted for 6% of sales at Allsopp & Allsopp, though UK nationals still remained top at 22%. Villas/townhouses witnessed a significant price rise of 55% year on year, with Al Barari and Jumeirah Golf Estates emerging as top transaction locations. Dubai Marina was the hotspot for apartment transactions, predominantly by Indian nationals, and the average apartment sales price has increased by 29% year on year.

Rental prices saw a notable 31% increase in transaction volume. UK tenants remained at the top for Allsopp & Allsopp followed by Russians and Indians. The apartment sector witnessed a significant 21% year on year rise in average rent with Downtown Dubai standing out. To ensure affordability, there has been a trend shift in payment methods; fewer tenants are opting for single or two-cheque payments, while three and four-plus cheque payments have gained popularity.

### The First Group launches its third hotel in Dubai

Additionally, it welcomed 322 new businesses, marking a 32% YoY growth. ### Majid Al Futtaim first-half earnings soar 74% on robust momentum of UAE economy
 
Majid Al Futtaim Holding, Dubai's leading private sector firm and the Middle East's top mall operator, witnessed a 74% annual jump in its six-month net profit to Dh1.7 billion ($463 million), driven by the UAE's robust economic growth. Revenue increased by 5% to Dh18.9 billion. Despite global economic challenges, the UAE's property market showed strong performance, and this buoyancy positively impacted the company's earnings. 

The conglomerate, involved in retail, leisure, and property development, is set to launch a new development by year-end. The firm's property segment was a significant revenue and profit contributor, with their UAE malls, especially the Mall of the Emirates, experiencing increased footfall and tenant sales.

###  Dubai Registers $762 million worth of sales deals on Monday the 14th!


Dubai's real estate market witnessed a surge on August 14th, registering property deals of over $762 million. DLD highlighted 717 sales involving properties valued at AED2.09 billion, alongside 131 mortgage transactions amounting to AED 692.02 million. These transactions predominantly included the sale of 687 villas and apartments and 30 land plots.

In July, Dubai's annual inflation rate witnessed a decline to 1.02%, its lowest since November 2021, down from June's 2.05%. This drop is primarily attributed to significant reductions in transport costs, despite a 6.1% year-on-year increase in housing prices, as highlighted by the Dubai Statistics Centre. On the global stage, Dubai's economy experienced a 2.8% annual growth in Q1 2023, amounting to Dh111.3 billion ($30.3 billion).

So, if building a business in Dubai has been on your radar - here’s your quick friendly guide on how you can obtain a commercial licence in Dubai.

### What’s a commercial licence?

In case you’re new to this space, a commercial licence is required to run any kind of business in Dubai, as well as purchase real estate related to your business.

### What activities come under a commercial licence in Dubai?

The Department of Economic Development (DED) approves various business activities under a commercial licence and you can gain a complete list of business activities allowed from the DED or Meydan Free Zone. 

Here are a few examples:

- Advertising services
- Automobile trading
- Beauty essentials
- Cleaning services
- Exchange and financial services
- General store
- Home appliances trading
- Import and export
- Plumbing and sanitary contracting
- Radio, TV station, cinema theatre equipment installation, and maintenance
- Rental services
- Restaurant management
- Surveillance services

### What are the steps to obtain your commercial licence in Dubai?

Let us break it down in four simple steps! 

**Step 1: Determining the business activity**

To start a business or obtain a licence, first determine the activity you’re interested in. You can choose from over 2,000 business activities on the DED website, including those in the industrial, commercial, professional, and tourist sectors.

**Step 2: Pick your location**

If you’re starting a company, you want to know whether it’d be a mainland licence or freezone. 

**Mainland:** All business entities that come under a commercial, professional, and sole establishment registered under the Dubai Economic Department (DED) are known as Dubai Mainland License.

**Freezone:** Free zones or free trade zones in Dubai are business zones where companies operating in them are exempt from all types of taxation such as Value Added Tax (VAT), Income Tax, Corporate Tax and Customs. Business owners in the free zone areas in Dubai have 100% ownership of the business.

**Step 3: Name your company!** 

Note that all names are to be approved by DED. In order to make sure of that, try to avoid using disrespectful names, well-known corporate names and abbreviations and also ensure that the name you want to use is available for registration.

**Step 4: File the application!** 

Once everything is set in place, you can submit all the papers to DED for review. Company formation and licences happen at the same time.

Once your company’s activity is authorised, you can apply for a Memorandum of Association, an Incorporation Certificate, and other legal papers. After approval, you can also apply for visas, tenancy agreements, and labour cards.

### What documents do you require for a commercial licence in Dubai?

Here’s a list of the necessary documents for registration of a commercial licence in Dubai.

- Application form with the company name in English and Arabic
- Original leasing contract for registered office
- Permission from Dubai Municipality’s Building Department to use the office as a business address
- DED’s letter of approval for the company name
- Proof of payment for a trade licence
- Passport-sized colour pictures of the applicant
- A No Objection certificate
- Letter of intent
- Comprehensive business plan
- Details of shared capital
- Reference certificates of financial statements
- Notarized copy of Registry Identification form

### How much does a commercial licence cost?

Prices for obtaining a licence range from AED 10,000 to AED 50,000 depending on the choice of licence.

Dubai Municipality has issued the first-ever licence to build a villa using 3D printing technology.
