What Are Rental Yields And Why Should You Be Paying Attention?

If you're weighing up where to invest in Dubai real estate, "rental yield" is one of the first numbers you should understand, and it's worth checking regularly, not just once.

What Is Rental Yield?

Rental yield measures the return an investor earns on a property through rental income, expressed as a percentage of the property's value. Gross yield is calculated by dividing the annual rent by the purchase price, giving you a quick way to compare income potential across different properties and communities, before costs like service charges or maintenance are factored in.

In Dubai, average gross yields typically range from around 5% to 8% depending on the area and property type, so knowing where a community sits within that range can shape where you choose to invest.

Dubai's Rental Yields In June 2026

According to Property Monitor data, Dubai's rental yield picture in June 2026 continued to reflect the market's underlying strength. Apartments delivered an average gross investment yield of 6.90%, while townhouse and villa yields averaged 4.97% - both comfortably ahead of long-term benchmarks.

Notably, both segments were still up year-on-year (apartments +0.15%, townhouse/villa +2.69%), even as month-on-month figures softened slightly (apartments -1.43%, townhouse/villa -0.20%). As ever, apartments continue to offer the stronger percentage yields, while villas and townhouses command the stronger absolute income returns given their higher rental values - two different measures of "return" worth understanding separately rather than comparing directly.
